Location

The prestigious country village of Nun Monkton is situated between York (10.5 miles) and Harrogate (15 miles), offering the best of both worlds as a quiet, no-through village whilst well-placed for excellent access to nearby towns and amenities. This charming village has a range of amenities to offer such as the fabulous country pub The Alice Hawthorn Inn (Yorkshire dining pub of the year 2023), as well as a village primary school (Ofsted good 2022) and there is the local village church St Mary’s. The village is accessed via a no-through road and is also home to the Yorkshire Heart Vineyard and Brewery.

The A59 is one of the main access road for Harrogate and York, from the A59 there is direct access onto the A1 (M) which is seven and a half miles away.

Located just (2 miles) away is Pool Bridge Farm Shop which provide local and fresh produce.

In the neighbouring village of Kirk Hammerton about three miles away is Hammerton train station which provides good access links into York, Harrogate and Leeds. There is also a local cricket club where people can participate in the sport or enjoy watching.

The historic City of York is easily accessible by road or train has a wide range of amenities to offer such as fine dining, shopping and historic sites such as York Minister. There are also a wide range of secondary, state and independent schools to choose from.

Description

The Lodge was built in 1830 as part of the historic Priory Estate. This imposing Georgian home is an excellent example of Gothic Revival architecture and it boasts many of its original and characterful features. This striking former gate lodge stands at the entrance gates to Priory Estate and overlooks the idyllic village green, which extends to around 20 acres and includes a wildlife pond and maypole.   

The accommodation is arranged over two floors, with the ground floor comprising a sizeable conservatory, added by the current owners, offering picturesque views over the garden and countryside beyond. Leading through two sets of French doors is the sitting room, which creates ample space for entertaining or an inviting place to relax by the fire. The remainder of the ground floor accommodation comprises a study, well equipped kitchen/breakfast room complete with Aga, a separate dining room and W.C.

On the first floor is a wonderful principal bedroom with large bay window framing 'The Avenue' to St Mary's Church, complimented by a contemporary en suite shower room. There are two further double bedrooms which share a well-appointed family shower room.

This former gate lodge enjoys a larger than average garden extending to just under an acre, boasting a number of colourful beds, mature hedge and shrub boarders and at the far end a copse of mature trees that provide both shade and natural beauty throughout the seasons. Two timber barns one larger and one smaller are situated in one corner of the copse, offering ample storage space for gardening equipment. While in the main garden is a delightful summer house which provides a wonderful vantage point to view the best the garden and surroundings have to offer. There is also a driveway to one side providing off street parking for up to four cars.
