1 High Street is ideally situated in the vibrant heart of Elie, offering easy access to a variety of local shops and amenities. Within a short walk of about 0.3 miles, you'll find Elie Beach, renowned for its golden sands and scenic beauty as well as the famous Ship Inn, a beloved local pub known for its welcoming atmosphere and delicious food. The gates to Elie House are along the High Street to the east, with the Elie Estate offering lovely opportunities for countryside walks.

Elie boasts one of the finest sandy beaches in Scotland. Sailing and other water sports are available at Elie Harbour and there are two golf courses, one the acclaimed 18-hole course and a short 9-hole course suitable for beginners. There are also golf practice facilities, several hard tennis courts, two padel courts and a bowling green. Elie Sports Club offers group and individual coaching in golf and tennis during school holidays. The village is well served with pubs and cafés and the nearby Peat Inn is one of Scotland's most acclaimed restaurants.   

Elie is in the East Neuk of Fife, famed for its picturesque fishing villages and unspoilt beaches. St Andrews, 'the home of golf' and the setting for one of Britain's oldest universities, is only 13 miles away. There are traditional links golf courses at nearby Crail, Leven and Lundin Links and new courses at Kingsbarns and St Andrews Bay.

Edinburgh is around 42 miles away accessed by road, or from the nearest train station at Leuchars which is 16 miles to the north of Elie.

1 High Street is a charming, C Listed, end-terraced house thought to date back to the early 1800s. The house is ideally situated both close to the edge of the village, but also only about 0.3 miles from the spectacular beach.

The house begins with an entrance hall, off which is a south facing sitting room and downstairs bedroom with en suite shower room. The characterful sitting room has a fireplace, a shelved alcove, and windows on three aspects with a window seat offering lovely views down the High Street and out of the village. A corridor from the entrance hall with a WC off, leads to the spacious open-plan kitchen with family room beyond. The kitchen has a central island with integrated breakfast table and bar. The countertops are quartz, and integrated appliances include a Neff double oven, Neff microwave, AEG warming drawer and steamer, two Hotpoint cool drawers, Hotpoint coffee machine, gas hob, wine fridge and dishwasher. A utility room sits off the kitchen and houses the boiler. The family room has fitted store cupboards at the far end, and a large skylight overhead with an electric blind. Glass double doors open up into the conservatory beyond which also has electric ceiling blinds, and a sliding patio door out into the terraced garden.

A stone staircase has decorative wrought iron balustrades and a curved wooden banister leading up from the entrance hall. The family bathroom sits off a halfway landing. There are two double bedrooms on the first floor, one of which has an en suite shower room, fitted wardrobe, and triple aspect windows to the south, east and north. The other bedroom on this level has extensive fitted wardrobes and a south facing window. Between the two bedrooms is a study, from which a hatch and Ramsay ladder provide access to the attic above. Here there are two attic rooms, both with Velux windows to the north and south, and a WC. The views from this level stretch to the Firth of Forth and across to East Lothian beyond.

The enclosed terraced garden to the rear is accessed from the conservatory, with paved steps leading up to a garden shed / summerhouse. A door from the kitchen provides access to a bin store, and a covered storage area which leads onto Woodside Road.
