Description

A quintessentially English country house that nestles gently within its landscape surrounded by its gardens, meadow and pond. Architecturally interesting, the original early 18th century two bedroom cottage, with a separate barn, was extended mid 19th century with a substantial, Georgian-style wing, connecting the cottage to the barn. The result is an eclectic mix which combines effortlessly and clearly illustrates the timeline of this lovely family home.
Cottage casement windows, 16 pane deep sash windows, good ceiling height throughout (some beamed), picture rails, six panelled doors, braced cottage doors and flagstone floors all feature. There are wooden shutters to many of the windows and cast iron radiators throughout.
The front door opens to the entrance hall in the heart of the house. Directly off is the dual aspect kitchen/breakfast room with window seats below the two easterly windows. Painted wooden units sit beneath a granite worktop with a double Butler sink and a pale blue five oven Aga.
The sitting room, with its tall ceiling, picture rail and fireplace with wood burner within, opens via glazed French doors, to the stunning, vaulted garden room. Full height glazing spans three sides, with doors opening to the garden and terrace. Also opening from the sitting room, in the older part of the house, is the spacious study. A contrast in style from the sitting room, with its beamed ceiling and Inglenook fireplace, this room also has a wood burning stove. Wooden doors fold back allowing the space to be used as one room should the need arise. A further door from the study opens to the hallway. Opposite is the cosy den, also with beamed ceiling, fireplace and wood burner, overlooking the pretty front garden.
From the kitchen steps rise into what was the barn. Once again, the architecture changes and features vast roof trusses and A-frame beams. This is now the family room with a door opening to the garden. Beyond is a large utility room with its vaulted ceiling and beams. Doors open to the boot room, and in turn to the garden, and to the courtyard.
The large cellar, which provides excellent storage, is accessed from the kitchen and there are two cloakrooms on the ground floor.
Stairs rise from the hall to a half landing in the older part of the house, where there are two bedrooms, both with en suite shower rooms and built in wardrobes. Low riser wide stairs continue up to the main landing. The principal bedroom suite, above the sitting room, includes the same tall ceilings, deep sash windows and picture rail, with lovely views over the garden. In the bathroom, a double ended freestanding bath takes centre stage beneath the Sash window overlooking the garden. A bank of bespoke wardrobes spans the rear wall. There is a further bedroom and family bathroom, with separate shower, on this floor.
Stairs wind to the top floor where there are two pretty attic rooms and a family bathroom.
Cottage
The attached cottage is situated to the end of the property, accessed from the west facing courtyard, which it overlooks. The front door opens to a sitting room with kitchen and wet room directly off. Stairs wind to a galleried mezzanine bedroom.
Outside
Double electric wooden gates open to a long gravelled drive, lined with pleached holme oaks, continuing round to the courtyard. The pretty, original 'front' garden, with its wisteria festooned walls, has mature herbaceous beds, bordered by a stone wall.

The main gardens and meadow are to the rear of the house. A stone terrace wraps around two sides of the garden room, with roses and clematis climbing the walls of the house. Mature hedging forms a semi-circle with pretty rose arches opening on to the croquet lawn. To the far side is a summerhouse with kitchenette and bi-fold doors, opening to a decked terrace with a sunken hot tub. A herb and cutting garden is enclosed by hazel-hurdles with a garden shed and wooden log store.
Beyond is the meadow, with mature apple trees interspersed, leading down to an enchanting pond populated by lilypads and water irises. Willow trees form its boundary casting dappled shade.

In all approximately three acres.
