Sundrum Castle Estate, located six miles east of Ayr (off A70) spans 85 acres of parkland, woodland, and walks by the Water of Coyle. The Coats House is part of this estate, offering shared ownership of the land, fishing rights and a tennis court.

The town of Ayr provides various amenities and services, including local primary and secondary schooling with private co-education available at Wellington School. The A77/M77 provides major road access to Glasgow and Ayr has a main line railway station. Glasgow airport is approximately 40 miles by car while Prestwick airport is around 10 miles by car or can be accessed via rail from Ayr train station.

Historically, Sundrum Castle dates back to the 1360s, with significant improvements made in the late 18th century. The castle, known for its strength and thick walls, was expanded by John Hamilton in the 1790s. It later became a hotel and was restored in 1991. The castle is now divided into just three properties, including The Coats House.
