Description

The Old Rectory is a stunning Georgian property sitting in around half an acre of beautiful mature grounds and gardens overlooking the church tower. The Church was built around 1804, and the following year the incoming Rector built the Rectory, which remained in the ownership of the Church of England until the mid-seventies.

Available to the market for only the second time in nearly half a century, this is a rare opportunity to acquire a special and substantial home with the benefit of a recently updated self-contained annexe, ideal for dependent relatives or as a holiday let.

With pleasing architectural symmetry, a red fish scale tiled roof and painted render finish, the house overlooks a generous lawned front garden with a pond and is surrounded by a variety of mature trees including oak, yew, hazel, hornbeam, beech, apple and white birch. There is a delightful private, sunny rear courtyard laid with quarry tiles and a further annexe garden providing a choice of pleasant areas to enjoy the outside spaces.

The charming entrance hall has a tiled floor and leads to a formal drawing room with bay window, exposed floorboards and a handsome period fireplace. This room overlooks the front as does the inviting sitting room with picture rail detail and a stove, inset within a feature fireplace. The family room offers a more informal space with courtyard views and sits opposite the wonderful recently fitted kitchen which has tri-coloured fitted units and a central breakfast island finished with sleek granite and timber worktops. A full electric Aga, with an add-on module, sits in a recess, making it a focal point in this well designed and bright space. The dining room is adjacent to the kitchen and is another light-filled and generous room with a tiled floor and a full set of sliding doors opening onto the courtyard, ideal for entertaining. The dining room gives access to the utility and downstairs shower room with good storage space, as well as a pleasant study.

The first floor provides four very generous bedrooms, the principal being en suite and there is a further single bedroom, all leading off from the central landing. The family bathroom and a separate wc serve these bedrooms. A staircase leading to the second floor with a spacious sixth bedroom with a w.c and feature exposed brick and timber trusses. There is also a useful store room. The house has the benefit of a high pressure hot water system, it also has lots of natural light and an abundance of original features.

The Courtyard Cottage is a separate and wholly independent property with it’s own utilities, front and back doors. It can be accessed from the courtyard of the main house or via a separate entrance to the rear. The cottage is well laid out with a modern fitted kitchen, spacious sitting room, double bedroom and shower room.

A double garage and ample parking are reached from a driveway that was originally an in and out driveway (semi-circle) which would have once enabled the horse drawn carriages to enter and exit. The gateposts are still in position within the hedge and this drive could be reinstated. Useful garden stores provide a mower shed and bin store, as well as two loggias.
