The village name Stewkley is Anglo Saxon in origin and means 'woodland clearing with tree stumps'. In the Doomsday Book of 1086 it was recorded as Stiuclai. The principal manor in Stewkley once belonged to the son of Geoffrey Chaucer who was an occasional visitor. St Michaels of All Angels is an original Norman church. Stewkley has one of the longest village High streets in Britain about 1.7 miles in length and offers a variety of residential properties, local shopping facilities, public houses and amenities.

St Michaels Church of England School provides education for 4-11 year olds. There are grammar schools in Aylesbury and Buckingham and a good selection of private schools nearby including Swanbourne House, Akeley Wood and Stowe School.

The larger towns of Leighton Buzzard and Aylesbury provide multiple shopping facilities, amenities and station. Leighton Buzzard provides a fast and frequent service to London Euston in about 34 minutes. Aylesbury has the Chiltern line into London Marylebone in about 56 minutes.

Description

Introduction
Dean Road Farm is a working equestrian stud, designed by a landscape architect and experienced breeder with thoughtfully placed facilities. Occupying a wonderful semi-rural plot of a little over 15 acres with beautiful views over the Chilterns, this property will appeal to the equestrian professional.

Equestrian Facilities
Immediately as you enter the property via the electric iron gates you will see the immaculate central courtyard. There are various outbuildings including a main stable block of brick and block construction with lime washed walls, including six foaling boxes of different sizes and four stables all served by the large open prep room housing IEA stocks (available separately by negotiation) and access to tack, tool and storage rooms with storage above. The main stable block has galley access to the rear which allows access for the stables to be mucked out, keeping the front courtyard clean. There is access into the front courtyard via bespoke Lodden doors, giving access and fresh air to both sides. Separately there are two youngster barns with chalk flooring for deep litter drainage and revolving feeders into the connecting prep room. There is also a built in brick built and fenced loading bay with ramp.

Behind the stable block there is an all-weather pen/lunge pen next to a large barn built in 2010 which is steel framed with block walls with boarded timber above and a fibre cement roof. The barn has the capacity to store ample hay and bedding to serve all of the stables. There is designated muck heap area with drainage. Behind the barn there are two timber isolation boxes away from the main stable block with its own water supply, ideal for horses travelling in/out.

There is an area for lorry parking tucked away behind the house.

Turn out
The paddocks are south facing and have been cleverly separated with gate systems allowing for further paddock separation if needed, the land very slightly slopes away from the house and stables. The paddocks are separated by mainly post and rail fencing and mature hedges, there is a water supply to serve the main paddocks.

Additional Information
There is a footpath which has been fenced off for security, crossing about 50% of the southern boundary.

In the top corner of the plot adjacent to Dean Road a fenced off area has been leased to EE for a phone mast. The lease has about 42 years remaining at which time the land will revert back to the property.

The House
The house was built in 2017 and is ideally positioned for the care of the horses and to appreciate the view. There are two separate entrances to the house, via the boot room and cloakroom or through the formal front door into the reception hallway. There is a study and ground floor bedroom with en-suite off the hallway and through on the other side is the open plan kitchen/dining room/ sitting room, all with stunning views over the land owned by the property and beyond. There is a bespoke German design Hacker kitchen, with clever storage systems to make the most of the space. The first floor offers two double bedrooms both with en-suite bath/shower rooms.

Outside & Gardens
Outside there is a large open fronted garage with parking for four cars, walled front courtyard and separate formal garden. There is ample parking accessed via electric gates.
