Pedlars Roost occupies a delightfully quiet and secluded location in the small hamlet of Manswood, in the beautiful countryside of the Cranborne Chase, an Area of Outstanding Natural Beauty (AONB).

The cottage is about 1.6 miles from Witchampton, one of the area’s most sought after villages, which has a Church, Church Hall, First School, and the Crichel social club and shop.

The popular Minster town of Wimborne is approximately 6.5 miles away, offering excellent amenities including a branch of Waitrose, cafes, restaurants and bars, and the Tivoli theatre/ cinema.

State and independent schools in the wider area, include Canford, Dumpton, Bryanston, Clayesmore, Wimborne St Giles First, Cranborne Middle, and Queen Elizabeth’s. Poole Harbour for sailing, watersports and the famous Sandbanks beach is approximately 16 miles away.

Fine walking, riding and cycling can be enjoyed in the surrounding countryside, and in The New Forest National Park, to the east beyond Ringwood.

The A31 which leads on to the M27/ M3 to London can be joined at Ashley Heath and trains to London Waterloo run from both Poole and Southampton Parkway stations.

Description

A charming period cottage which unusually is not listed. The cottage has rendered elevations above a brick plinth under a slate roof. The cottage was modernised in 2020/ 2021, with double glazed UPVC windows fitted to most units. Following some damp and condensation issues, the property has been dried out, a PIV (Positive Input Ventilation) system has been installed in the loft, and wallpaper and decorations have been removed.

To the west side of the house is an area of mature woodland, and the whole plot extends to about 1.18 acres.

Directions

From Wimborne proceed north on the B3078 Cranborne Road. After about four miles, turn left towards Witchampton. Follow this road through the village, past the church and school, then turning left up the hill. At the top turn right and follow this road for about a mile, then turn left signposted to Manswood. Follow this road along, down the hill, and turn right at the T junction at the end. Drive down the next hill past several thatched cottages, and as you climb up the next hill, Pedlars Roost can be found on the left hand side.
