In the heart of Val di Cecina, an area formerly inhabited by the Etruscans and dotted with characteristic medieval towns, 69.1-hectare estate with Agriturismo and small vineyard for sale. DESCRIPTION OF THE BUILDINGS
The farmhouse (680 sqm – 7,317 sqft, 12 bedrooms and 13 bathrooms) is a large typical stone building dating back to the mid-18th century, structured on two floors and used mainly as an Agriturismo with bedrooms and common areas for guests. The building was entirely renovated with fine materials in 2003. On the ground floor are two spacious lounges (about 70 sqm in total) that can be used for events and dinners in companycompany, kitchen with pantry for the two apartments, private office space, service bathroom and three bedrooms with private bathrooms. On the upper floor, on the other hand, we find three more bedrooms (also with private bathrooms), two guest apartments and the owners’ dwelling with a terrace.

To the north, not far from the main complex, there is also a ruin (about 400 sqm) to be rebuilt but with ample usable volume to expand the accommodation business with new bedrooms.


EXTERIOR
The buildings are surrounded by a well-kept garden (about 5,600 sqm) and fully fenced garden that houses the 12 × 6 m swimming pool and a convenient parking area for guests immediately after the entrance.

The agricultural land (organically managed), on the other hand, covers about 68.5 hectares (169.3 acres) on the rolling hills of the Pisan countryside, at an average altitude of about 130 m asl.
Large expanses of arable land (47.4 ha) ensure maximum freedom with regard to cultivation, allowing the planting of new crops that take full advantage of the soils and exposures present. In particular, the Volterra area is characterized by alkaline soils that are very suitable for the cultivation of vines, and the estate already has a small vineyard (6,000 sqm) of Sangiovese (with a few vines of Canaiolo and Vermentino) that is exploited to produce two types of pure wine (Montecastelli Rosso IGT and Toscana Rosso IGT).
The remaining land is covered by coppice woodland (20.5 ha) that could be exploited both as a source of heating and as additional income.
