Location

The hamlet of Alby Hill is made up of a cluster of pretty, similar sized houses just to the east of the well served Aldborough. Well known for its picture perfect cricket pitch and green in the centre of the village, there is a primary school, village shop with post office, doctors surgery, a public house and good transport links with local towns. There are many surrounding bridal paths and walking routes including the Weavers Way. Other local interest includes the excellent Gunton Arms, to the east of Alby Hill, with its sister pub the Suffield Arms providing a different scene.

The hamlet sits in the triangle of Holt, Cromer and Aylsham. The picturesque Georgian town of Holt is renowned for its award winning restaurants, boutique shops and other excellent amenities. The market town of Aylsham is similar, whilst the coastal town of Cromer has a further array of amenities, shopping and access to the beach. The North Norfolk Coast, much of which is classified as an Area of Outstanding Natural Beauty has excellent beaches, good sailing and bird watching facilities.

The cathedral and university city of Norwich is about 25 miles to the southeast and has a thriving business community and is a regional centre for shopping and cultural activities with its renowned theatre. Norwich has a mainline railway station with regular trains to London Liverpool Street with a journey time of approximately 1 hour and 50 minutes. Norwich Airport is situated to the north of the city.

Norfolk is synonymous with flint, peace and nature. This cottage, a hidden gem, is the epitome of all three. With a welcoming façade of flint and casement windows, in a completely peaceful and private setting, the only sign of life can often be the visiting squirrels, deer and birds that break cover from the woodland and countryside around you to enjoy the south facing setting.

Having recently been refurbished, the cottage is homely and comfortable. From the cosy kitchen with original cupboards, to the open plan sitting and dining area, the house is one for all seasons. The kitchen is delightfully rustic and simple, complete with woodburner. This leads into the more expansive sitting room with open fire of mellow red brick and lime mortar, open plan to the dining area with vaulted ceilings and velux windows, with the room in its entirety having a triple aspect allowing in plenty of natural light. The ground floor is completed by the bathroom.

Gardens
Flint Cottage is nestled at the end of a small lane, on the edge of broadleaf woodland. A five bar wooden gate opens to a driveway that leads to parking for several cars and turning area, and onto a car port and stables.

The cottage is set in almost half an acre of grounds, that gently slope away down to a brook meandering along the edge of the neighbouring woodland. The gardens are mainly lawned, for ease of maintenance and to blend in with the surroundings, but could also be considered as a blank canvas for landscaping. An area of paving in front of the house, and at the back, are ideally positioned for south facing and evening sun. Adjoining the house is a garage, excellent for storage or that could be incorporated into the main house accommodation. The same could be said for a utility room at the opposite end of the house.
