A private road leads to the main entrance gate, flanked by 2 detached staff and guest lodges that sit above the main double garage and courtyard where we find the main entrance to the villa. The property occupies its own hill of approximately 2 hectares and fits organically into its landscape with 4 distinct exterior areas: the villa and staff lodges on the main ridge with immaculate surrounding terraces, lawns and charming belvedere, a shaded wooded area on the valley side, and as we descend the hill from the front of the villa, a vast entertaining terrace with swimming pool and facilities. Finally on a lower level we find the agricultural area of the property; a modern stable block with summer kitchen and terrace overlooking the orchard and vegetable garden.
INTERIORS
The main villa was designed as 2 geometric spaces on 2 levels that take in the view. A covered walkway leads through a porch into a luminous atrium where the main staircase leads down onto the ground floor, as well as a door leading to the bedroom area of the villa that wraps around the panoramic roof terrace. There are 4 double bedrooms (2 of which are interconnecting), bathroom and beautiful dressing room. The recent addition of a kitchen on this floor also creates the option of it being used as an independent residential unit.
GROUND FLOOR
As we descend the stairs from the main atrium it feels like we are on the bridge on a ship, struck by clear view through the numerous windows towards the manicured lawns and the horizon of the Alps.
The main living room is split level, with a study and fireplace corner on one level and more formal living area adjacent to the dining room on the lower level. STABLE BLOCK
The stable block on the lower garden level is a curved building, built into the hill. It currently houses a summer kitchen with piazza oven, stables and storage rooms that service the orchard and kitchen garden. It could also be converted into additional garaging as it has separate road access and stairs that lead up to the helicopter landing pad.
DEVELOPMENT POTENTIAL
Planning permission has been granted to build and additional 900 cubic metres of residential space on the lower garden level with independent road access.
