Location

One Tree House is set in the hamlet of Brynhenllan, that is just on the edge of the village of Dinas Cross in the famous Pembrokeshire Coast National Park.

It is set in a pretty coastal location and is only about half a mile from two pretty beaches, Pwllgwaelod with a popular pub and restaurant called The Old Sailors and Cwm Yr Eglwys. The coastal path and Dinas Head (Island) is also nearby.

Dinas Cross offers a service station with mini-market and two pubs. The larger shopping harbour town of Fishguard is only about 4.5 miles away with everyday shopping and national railway services. There is also a ferry service to Ireland. The pretty coastal town of Newport is about 3.5 miles away with further independent shops, yacht club, pubs and restaurants. Cardigan shopping town is about 15 miles away providing a great choice of independent and household name shops.

One Tree House is a deceptively spacious semi-detached coastal cottage that was completed in c.2012. The property has been used as a coastal retreat for the owners as well a successful holiday let. It is situated in the famous Pembrokeshire Coast National Park and its proximity to the pretty beaches at Pwllgwaelod and Cwm Yr Eglwys, (both with slipways to launch boats), Dinas Head (Island) and the coastal path provide a stunning backdrop to explore and enjoy when you are there.

Ground Floor
The main entrance leads into the impressive open plan kitchen living room with a tiled floor. The living room area features a stunning vaulted ceiling with excellent natural light from the velux windows and French doors to the patio area. A large wood burning stove provides a warm focal point. The kitchen breakfast/ dining area includes smart fitted cabinetry, attractive worktops/breakfast bar, large range cooker with extractor hood over, integrated fridge and dishwasher. The property has underfloor heating in the kitchen and living room.

A door leads off to an inner hall with cloak room off and steps that lead down to the large double garage that is on a lower level. This useful space includes two sets of double doors that lead to outside. There is also a useful sink and the boiler room is set in one corner. The garage is currently used as a games room/utility/storage room and is perfect for keeping bikes, kayaks, paddleboards etc. The room also has the potential to be converted into extra living space (subject to planning – stp).

First Floor
Stairs rise up from off the kitchen area to the first floor accommodation. The first floor offers three generous bedrooms that all have their own shower room. Two bedrooms look out the front of the cottage while the third bedroom with a vaulted ceiling is located at the rear of the property.

The property enjoys easily maintained grounds and gardens including a private parking area and a sheltered south-facing patio off the living room, perfect for alfresco dining in the warmer months.
