Llanrhaeadr-ym-Mochnant is a village, community and an ecclesiastical parish in the extreme north of Powys, Wales; about 9 miles west of Oswestry and 12 miles south of Llangollen, on the B4580.

Llanrhaeadr-ym-Mochnant lies near the foothills of the Berwyn mountains on the river Rhaeadr and is well known for Pistyll Rhaeadr, one of the seven wonders of Wales.

The village has two pubs, takeaways, a Spar shop, a dentist, post office and a local butchers.

Hafodty would make an ideal holiday home or Air BnB, potential income property.

Description

Until the late1960’s Hafodty was a working hill farm. At that time the farm holding was acquired and broken up by corporate interests selling on the farmhouse, outbuildings and seven acres of land separately.

The farmhouse was improved in the 1970’s to provide a comfortable dwelling with a lounge, lower parlour, kitchen, and utility room with WC and small shower at ground floor four bedrooms and a bathroom at first floor.

The outside of the farmhouse is finished with a lime wash. The windows and doors are timber. The pitched roof is constructed of timber rafters and finished with natural slates, the main chimney stack is topped with clay pots.
The interior of the farmhouse is finished in a number of ways including slate slabs on the ground floor, lime washed walls and timber boarded ceilings and partitions.

Both the farmhouse and the outbuildings retain their traditional character with rubble walls build from local stone.

There is mains electricity, a telephone line and a private water supply from a spring. Heating throughout the house is by radiators heated by an enclosed log burning fire in the lounge and storage heaters.

The outbuildings
There is also a range of stone outbuildings - a two-storey barn, a long barn and undercroft/tractor house with a granary/storeroom over. The finish to the roof is natural slate on the two storey barn and the remaining corrugated metal sheet.

The outbuildings have mains electricity supply and are used as a workshop and for storage. Twenty solar panels have been installed on the long barn roof.

Pasture and woodlands.

The majority of the land is pasture, with part woodland. The fauna and flora is rich and diverse. Two area of woodland have been created to enrich the natural habitat. One, an upper area, giving shelter to the rear of the buildings has a mix of beech, oak, conifer, sycamore, rowan, hazel and alder with an under storey of fern, dog rose, broom and gorse. A second area has been created below the house, and includes a wetland area with two ponds surrounded by rowan, alder and willow and osier.

Access

Access to the property is via a public highway which runs through the neighbouring farm Maes and beyond, then along a private stone track across a field.

1.From LLANRHAEADR YM MOCHNANT

Hafodty is approximately 4 miles north from Llanrhaeadr-ym-Mochnant. From the central car park bear left of the Wynnstay Arms passing the Hand pub. The road goes up a hill, turn left immediately before the red brick house, continue on this road passing a left turn to the waterfall at approx. 1.0 miles, carry straight on here along a narrow road with passing places, stay on this road following the gorge that takes you to the Maengwynedd valley, after about 2 miles pass a road bearing left, carry straight on following signs to log cabins. Along this next stretch you will now come into the Maengwynedd valley with views of the top of the valley. After another mile and a bit you reach a T-junction with a road to the right that comes in from Llanarmon DC, Keep straight on here. Pass the farm, Tyn y Rhos on your left, then the holiday log cabins on your right, descend slightly, a road comes in from the left, immediately after this take the next right turn at the telephone box, go up a steep slope past the farm, Tynn y Ffridd, carry on up through the farmyard of Maes, please drive slowly. Hafodty is another 0.25 miles above Maes, keep along a track through a metal gate. The track goes up through a field towards a planted area and you have arrived at Hafodty.

2. From LLANARMON DYFFRYN CEIRIOG.

Take the road to the right of the Hand hotel out of Llanarmon DC and continue proceed and climb up the hill to the top, Just After 1.5 miles the road takes a left turn to Llanrhaeadr-ym-Mochnant, but continue straight on here. Follow the road that takes you over to Maengwynedd, after another 0.5 miles descend down into the valley, until you reach a T junction, and the road from Llanrhaeadr-ym-Mochnant, turn right here. Carry on pass the farm, Tyn y Rhos. The last 0.75 mile to Hafodty is as described above.
