Location

Tregellist is a small hamlet in St Kew parish, a short distance from the parish road connecting St Kew to Port Isaac and St Endellion. The lane ends here, so there is no through traffic, and it is as peacefully rural as to be found in North Cornwall.

Just a mile away is the B3314 coastal route connecting Rock, Polzeath, Port Isaac and Trebarwith. At the centre of St Kew is the primary school, the beautiful parish church, the village hall and the award-winning, 15th century St Kew Inn. Wadebridge is conveniently close for schools, independent shops, supermarkets, sports centre, sports clubs, pubs and hotels, either side of the historic bridge over the picturesque River Camel.

Stone built, rendered and with a slate roof, Lower Tregellist appears to be an 18th century farm cottage which has been extended and attractively modernised in recent times, without losing its character.

The glazed front entrance opens to a hall with the large kitchen immediately to the left, which is fully fitted with integrated appliances and a Heritage range cooker. The floor has Spanish flagstones and there is a bespoke wooden dresser. Patio doors open to the paved terrace that extends along the rear of the house. The view, over many miles of beautiful countryside, can be appreciated from the farmhouse kitchen table in the centre of the room.

Next is the sitting room, also with patio doors to the rear and the wonderful view, alcove shelving and a wood burner set into an inglenook fireplace with a clome oven.

An inner hall leads to a shower room, a store and the utility room with back door to the west facing side garden.
Stairs rise from the main hall to the first floor and a bright, naturally lit landing, usefully fitted with deep shelving and with two windows overlooking fields.

The principal bedroom is a large, airy, double room with a vaulted beamed ceiling. There is a door into the adjoining bathroom, which also opens to the landing. The second double bedroom has added cosiness with a pitched ceiling and the third bedroom is dual aspect, with fitted cupboards and is adjacent to the second bathroom and airing cupboard. All these rooms overlook the garden, and in the case of the third bedroom, also the view west across the valley. Directions

From the A39 Ball Roundabout at Wadebridge, after 2.5 miles take the left turn to Pendoggett and St Kew. Continue to the ford and up the hill to St Kew School junction. Turn right and follow the road around to the left, continuing until the Tregellist turn to the left. Follow this road until it ends at Tregellist Farm and becomes a track on the left, to Lower Tregellist as signposted.
