Location

Porthcothan Beach is a narrow bay, opening out at low tide to join with small coves to the north and south, whilst at high tide the beach is sheltered from swells and winds by the high craggy cliffs. Connected by road and by the South West Coast path, this is a popular stretch of the Seven Bays coast between Newquay and Padstow, attracting surfers, coast walkers and families. There is lifeguard cover from the May until September.

Nearby, St Merryn provides amenities such as a church, primary school, convenience store, garage and two pubs, (The Cornish Arms is known particularly for its excellent menu). The Roundhouse is on a hillside overlooking the beach and the valley to the coast, surrounded by rolling farmland.

Description

The Roundhouse was completed in 1989 of traditional block construction, faced with local stone and roofed in slate.
Entering the house through the utility room and into the kitchen, the farmhouse atmosphere is welcoming and bright with natural light and pale décor. Fully fitted with a Neff gas range with extractor, wooden units, and tiled floor, the spacious kitchen has views to south and west, including the nearby meadows and the sea beyond.

Immediately adjacent is a sunroom with patio doors opening to a wide paved terrace, perfect for all day sunshine into the evening.

Along the hall is a magnificent drawing room, giving the house its name in the shape of the original round mill barn. A wood burner is set into the slate hearth, with an extended slate feature wall and shelving. Three wide windows give excellent views of the valley and the sea, and glazed doors open to the sunroom.

There are five bedrooms with two on the ground floor, both spacious double rooms with a nicely tiled bathroom between them. The staircase turns to the first floor where three double bedrooms have generous space with sloping ceilings giving a sense of cosiness. The principal bedroom gives the fullest view of the beach. There is a tiled bathroom. Throughout both floors of the house natural light accentuates the pale décor of neutral colours. Carpets, curtains and blinds are included in the sale.

A tarmacked drive has parking for several vehicles. There is a single block-built garage (with electricity) and a single storey stone barn. Mature hedges and gates secure the generous lawned areas to the front and rear of the house, safe for children and pets.

An attractive formal garden has a sunken granite firepit surrounded by a granite wall. Beyond, is a field of roughly two acres accessed through a pedestrian gate from the garden or from a farm gate on the parish road. A footpath crosses the field as a shortcut to the beach. Fenced off drainage systems are in the field, with access permitted from a neighbouring property.

Directions

From the A39 take the B3274 towards St Merryn. Pass Atlantic Bays Holiday Park and take the left fork towards Pothcothan and Treyarnon, continuing until the B3276. Turn left to Porthcothan. Before descending to the bay, at Porthcothan Farm take the lane left to the third property on the right.
