Description

The land comprises predominantly level meadow and improved pasture with some small pond areas. The land is broadly divided into three parcels flanked to the north and west by residential dwellings and open countryside to east and south. There is a small woodland coppice along the southern boundary.

The land is bound by ditches and fencing with direct access from Hackensall Road. The land is currently let on a Farm Business Tenancy which is due to terminate 31st March 2025.

The soils are classified as predominantly Grade 2 soils under the MAFF Provisional Agricultural Land Classification with a small area of Grade 3 soils along the western edge. Soils are from the Downholland 2 Series being deep stoneless clayey or calcareous silty soils.

The land has long term development potential for further expansion and development of Knott End-on-Sea (subject to the necessary consents). The land could also provide conservation or Biodiversity Net Gain units for development on site or elsewhere.
