Location

Designed by the foremost Victorian Cornish architect, Silvanus Trevail and built in 1886 as the gatehouse for a large country house, Tregaddick Lodge is tucked away in the valley of the river Camel, between the hamlets of Keybridge and Tresarrett, with the Camel Trail and the crossroad to the north coast on one side and the western edge of the moor on the other.

A mile up the hill lies Blisland, one of Cornwall’s prettiest villages, clustered around a tree-lined village green and with a historic church, described in the writing of the late poet laureate, Sir John Betjeman, “ Of all the country churches I have seen of the West, I think that Blisland is the most beautiful” There is a strong community spirit demonstrated particularly by the thriving community-owned shop and post office and the popular Blisland Inn. Bodmin and Wadebridge are within easy reach.

Description

The Victorian design and craftmanship of Tregaddick Lodge, built of silvery De Lank granite and Delabole slate, has been tastefully complemented in recent years, with the addition of a single storey, cedar clad extension, more than doubling the accommodation and creating an attractive country house. Hardwood double glazed floor to ceiling windows and patio doors maximise natural light into the south facing rooms and allow an unbroken view south over the wooded river valley and rolling farmland. Tiled floors throughout, including original slate flagstones, are practical as well as attractive, adding to the sense of easy flowing space between the interior and exterior.

Entering from the front terrace into the spacious dining room, the openness of design contrasts with the older rooms, with their leaded glass and granite mullion windows. The modern, triple aspect living room is a beautifully open room, with electronically opening full height windows and a patio door. A wood burner provides cosiness. Adjoining is the large principal bedroom, also with views south and west, and a nicely tiled, modern en suite bathroom. Also on this level is a utility room and wc, with the back door leading to an enclosed courtyard and a rear gate onto the lane to the big house.

The kitchen is in the original part of the house, fully fitted with integral appliances, a marble topped island and a Heritage Range cooker: a bright, modern room, with the added charm of a Victorian mullion window. An adjoining room is currently a bedroom, but has also been the snug sitting room, appropriately with a working fireplace. A corridor opens to a south facing, high ceilinged twin bedroom, a modern shower room and a study which also accesses the wide terrace, perfectly situated for the morning sun.

This house combines the historic details of its original form (such as stained-glass panels) with the comfort of modern design and construction (double glazing, underfloor heating) and is a delightfully characterful home, beautifully presented.

Set in about an acre of garden and meadow, there are well maintained flower and vegetable beds, a large, sound greenhouse as well as two carports and a garage (with basin and wc) and an additional shed with storage space for garden implements and a woodstore. The entrance from the quiet parish road is tarmacked and leads into a gravel entrance to the fenced meadow with existing secure hen run. The site benefits greatly from its south facing aspect and the shelter of mature trees.

Directions

From the A30 Four Winds junction take the road towards Blisland to Pengelly crossroads, a staggered junction, go right and immediately left towards St Mabyn. Take this road down to the valley and stay on it through Tresarrett following the road towards St Breward. About 400 metres on the left is the entrance to Tregaddick Lodge.
