2 The Old Orchard is set in a beautiful, rural yet accessible setting in the East Neuk of Fife. The house lies within the original walled garden of the neighbouring Cairnie House. Just 3.5 miles from the popular coastal village of Elie, this south facing house has wonderful views over the neighbouring farmland.

The East Neuk is a picturesque corner of Fife stretching from Largo Bay to St Andrews, boasting fishing villages built around charming harbours, unspoilt sandy beaches and rich farmland. Elie boasts one of the finest beaches in Scotland. Sailing and water sports are available at Elie Harbour and there is an 18 hole golf course along with a 9 hole course suitable for beginners. Elie Sports Club offers golf practice facilities, several hard tennis courts, padel court, and a bowling green. Elie is well served by pubs and cafés including the renowned Ship Inn. The Kinneuchar Inn, featured in the Michelin Guide, is also less than 1.5 miles away.

St Andrews, the historic cathedral and university town, appreciated worldwide as the 'Home of Golf' is 11 miles north. There is private education at St Leonards and good secondary schooling at Madras College. In addition to the many golf courses around St Andrews there are other courses at Lundin Links, Kingsbarns, Charleton, Crail and Dunbarnie.   

2 The Old Orchard is conveniently located for the Fife link road (A92) which provides dual carriageway access to the motorway network and to Edinburgh, which is 44 miles away. Edinburgh Airport provides both domestic and international flights. The nearest train station is at Leven which opened in 2024 and is just 8.5 miles away providing a direct link to Edinburgh.

2 The Old Orchard is one of two bespoke houses, built within the mature walled garden of the neighbouring Cairnie House in 1998/99. The setting is beautiful, with attractive private gardens surrounding the house and a rural south-facing aspect with panoramic views over the neighbouring farmland of the East Neuk. The house offers free-flowing, flexible yet practical living space, and incorporates an integral garage to the side.

The kitchen / breakfast room is located off the entrance hall and offers an excellent open-plan space for informal dining. It has integrated appliances including an electric oven and hob, and a dishwasher. The adjacent pantry connects to the utility room and features a Belfast sink, clothes pulley, cupboard housing the boiler, two fitted safes, and a door into the integral garage. Also adjacent to the kitchen is the dining room, which offers superb southerly views over the garden, and glazed double doors that connect to the sitting room, which in turn opens into the conservatory beyond. This lovely, bright sitting room houses a log-burning stove set within a sandstone fireplace, attractively decorated with thistles. A separate door conveniently links the sitting room back to the entrance hall.

A hallway off the entrance hall leads to the bedrooms. The fourth bedroom, currently serving as a study, is fitted with built-in bookshelves, cabinets and two wardrobes, and is complemented by a window overlooking the front of the house. The principal bedroom is positioned across the hall and enjoys a southerly outlook over the garden. It features a fitted wardrobe along with an en-suite shower room. Two further double bedrooms, both with built-in wardrobes, are served by a family bathroom fitted with a bath and separate shower cubicle.

The gardens at 2 The Old Orchard span just over half an acre in size and are enclosed on three sides by the original stone wall. Fencing and a hedgerow provide a natural boundary to the neighbouring property. To the front of the house is an extensive gravelled parking area with access to the single garage. The approach is via a tarmac driveway framed by wrought iron gates mounted on brick pillars. The principal garden to the rear of the house, is south-facing with an enclosed orchard in the south-east corner. To the west of the house is a kitchen garden with raised beds and a gravelled patio, offering a charming spot to sit and enjoy the afternoon sun. Beyond are a range of outhouses including a potting shed, tool shed, kennel and log store, as well as two established compost bins. There is also a summerhouse overlooking the garden.
