The tenant is obligated to take out and maintain a civil liability insurance for the amount of $2,000,000. 4. All promises to lease are conditional to a satisfactory background check on the applicants. The background check has a fee of $55/applicant, payable via e-transfer to francesca@christinamiller.ca within 24 hours of the acceptance of the promise to lease. The form must be completed and returned within 48 hours of the acceptance of the promise to lease. If the candidate is accepted this fee shall be applied to the first months rent.

The tenant shall be obligated to remit a furniture security deposit equivalent to 2 months' rent.
