Location

Hadleigh is a delightful and historically important market town in south Suffolk: included in the Domesday book and considered the traditional burial site of ninth century King of East Anglia, Guthrum. The attractive town offers an array of amenities, including well-regarded public houses, a range of independent shops and supermarkets. The annual Hadleigh Show is one of the oldest agricultural shows in East Anglia.

Toppesfield Hall is perfectly placed for Ipswich (9.7 miles) and Colchester (14.8 miles), which together offer a great selection of retail outlets, theatres, galleries and museums. Colchester is a famous Roman settlement.

There are regular direct trains to London Liverpool Street from Colchester and Manningtree (9.3 miles). Trains from Colchester, from 49 minutes; and from Manningtree, from 56 minutes.

The area has a number of sports clubs locally, including tennis, rugby, football and cricket clubs in Hadleigh. There are golf clubs in Hintelsham and Brett Vale. For the spectator, Higham (13.3 miles) has numerous Point-to-Point meetings. Hadleigh has a popular primary school and high school. Locally, Littlegarth and Old Buckenham Hall are well regarded prep schools and there are renowned senior schools including Ipswich School.

Description

Toppesfield Hall forms the principal part of an outstanding and immaculately presented period house, with off road parking, cart lodge, garage and a generous southwest facing garden.

Toppesfield Hall is believed to date from around the 17th century and has later Victorian additions.

The house is Grade II listed of special architectural and historic interest and retains many wonderful period features including picture rails, sash windows, wall paneling, deep skirting boards and original coving.

Typical of buildings of this age the house comprises well-proportioned, light-filled rooms with high ceilings throughout.

The front door opens in to the spacious entrance hall with delightful paneling, exposed wooden floors and a wood burning stove; doors off lead to the elegant drawing room, double aspect dining room and through to the superb kitchen/breakfast room.

The kitchen/ breakfast room comprises ample storage, breakfast bar and a beautiful bay window, which overlooks the garden, flooding the room with natural light. Off the kitchen there is a useful utility room, which also provides access to the garden.

From the entrance hall stairs lead up to the first and second floors. The first floor has a large landing serving four good sized, light filled bedrooms, three of which have en-suite bathrooms. The principal bedroom in particular has an en-suite and benefits from a balcony overlooking the garden.
