**Tenant Qualifications**: - We do not have specific credit requirements, but tenants must demonstrate a monthly income of at least 2.5 times the rent amount. - There should be no prior evictions on the tenant's record. - The initial payment structure will include the first month's rent, the last month's rent, and a security deposit equal to two months' rent.**Screening Process**: All tenants are required to pass a credit and background check through Zillow.**Pets**: The property is pet-friendly; however, we do not allow any dangerous breeds as defined by local regulations.**Utilities**: Tenants will be responsible for all utilities. Additionally, Republic Trash services will be billed back to tenants on a quarterly basis.**HOA Expenses**: The homeowners association fees will be the responsibility of the owner, unless there is a violation, in which case the charges will be billed back to the tenant.
