Location

Dun Grove is situated in a lovely rural setting between Brechin and Montrose, in Angus. It is very conveniently located with the easily accessible A90 dual carriageway providing fast access to both Aberdeen and Dundee. Journey times to Aberdeen and its airport have been much improved by the Western Peripheral Route. At Perth the A90 connects with the M90 to Edinburgh and the A9 west to Stirling and Glasgow. As such both Aberdeen and Dundee are easily reached and offer all the services expected of major cities, as well as cultural attractions such as the V&A museum in Dundee.

Shopping, together with banks, schooling, swimming pools and leisure centres are found in both Montrose and Brechin. Both Montrose and Laurencekirk have railway stations with regular services to Aberdeen and to the south, including a sleeper service to London. There is a school bus to both Rosemount Primary School and to Montrose Academy. Private schooling is available locally at Lathallan (with a bus pick up in Montrose) and at Dundee High School (with a bus pick up in Brechin). Aberdeen Airport has a range of domestic and European flights and there are services from Dundee to Heathrow.

The Angus glens offer some of the best hill walking in eastern Scotland and skiing at Glenshee. From Edzell the scenic Cairn o’ Mount route gives access to Deeside. Fishing can be taken on the rivers North and South Esk, while local golf courses include Montrose, Brechin and Edzell, with the championship course at Carnoustie. Montrose Basin is a nature reserve which is renowned for its wide variety of migrating birds. House of Dun (National Trust for Scotland) is nearby and has lovely walks. Close by is the Brechin Castle Equestrian Centre which includes livery facilities.

Description

Dun Grove is a most impressive and well designed modern country house. Situated in a rural location it has extensive views over Strathmore and beyond to the Sidlaws and to the Angus Glens, including Glenesk. Facing southwest it enjoys fabulous sunsets. Whilst rural it is very conveniently located, with easy access to the A90 and to local towns. Completed in 2011 for the sellers, the house was imaginatively designed and built by the well known J W Souttar, Architectural Services and Building Construction. Externally it is most attractive and has a Fyfestone, harl and timber cladding finish, with a slate roof. Internally it has been very well designed for both modern family living and for entertaining, including an upstairs sitting room, which makes the most of the views. Also upstairs are the principal bedroom and two further bedrooms, all with en suite facilities. Downstairs, the accommodation is arranged off a central hallway. At the heart of the house is a well equipped kitchen/living room. Either side of this are the family room and the dining room. On the other side is the living room, again double aspect. Also off the hallway is an office/additional bedroom, currently used as a gym, together with a shower room with a vanity unit with washbasin and WC. A utility room has fitted units with sink, Hotpoint washing machine and dryer, tiled floor, back door and door to the integral garage with two up and over electric doors, door to garden and housing a Warmflow boiler. The landscaped garden, which surrounds the house, is enclosed by fencing, and extends to about an acre. It comprises lawns and well stocked shrub borders. Of particular note is the stone dyke work. There is a stone water feature in front of the house, along with decking, linked to both the kitchen and dining room - perfect for entertaining and afternoon/evening sun. There is a further seating area, again with lovely views, while a sheltered paved terrace to the side has a stone dyke with an additional water feature. There is lightly wooded area with some fine beech trees, together with a wooden garden shed, and an adjoining screened area enclosing the oil tank and private drainage.

Directions

If coming from the south on the A90, at Brechin take the northernmost turning (B966) signposted Brechin and Edzell. Follow signs for Brechin and before reaching Trinity take the first turning on the left signposted Logie Pert and Hillside. Continue on this road for 1.8 miles and at the junction continue straight on and then bear right, signposted Dun. Dun Grove is the first house on the right after 1.2 miles.

If coming from the north on the A90, just after passing Stracathro Services, some 10 miles south of Laurencekirk, turn left signposted Dun and proceed up the hill. Continue on this road for 1.9 miles and Dun Grove is the first house on the right.

Alternatively, on the A935 (Montrose to Brechin road), some 4 miles from Montrose and 5 miles from Brechin, adjacent to the House of Dun, take the turning signposted Stracathro and Edzell. Continue on this road for 2.8 miles and Dun Grove is the fourth house on the left.
