The Old Rectory is situated on the outskirts of the small village of Nedging and is discreetly set back off a small country lane in an elevated setting. The house is located in a particularly attractive part of South Suffolk and close to the much larger village of Bildeston which offers an excellent range of day-to-day shopping facilities, public houses, a restaurant and doctor's surgery. A much wider range of recreational, shopping and educational facilities can be found in the nearby towns of Hadleigh and Needham Market. Stowmarket (9.7 miles), Ipswich (12 miles) and Colchester (20 miles), all offer regular and direct InterCity trains to London's Liverpool Street station. Sporting amenities in the area include golf at Hintlesham, Stowmarket and Bury St Edmunds. Sailing is off the east coast on the River Orwell at Ipswich and the River Deben at Woodbridge and inland at Alton Water and there are local equestrian facilities at Boyton Hall and Highland Hall.

Description

The Old Rectory is located off a quite country lane in a secluded and yet not isolated position in the hamlet of Nedging. There are elevated undulating views overlooking the surrounding countryside and also the neighbouring St Mary's parish church. The Cottage

Outside
A wrought iron field gate from the small lane opens onto the gravel drive with a large parking area. The cottage is set off to one side with plenty of parking. Just before the main house is a work shop with side stores and set back is a further building comprising a garage and further workshop and store, dog wash area. There is a formally laid out vegetable garden with greenhouse.

The gardens are interspersed by a number of mature trees and lie principally to the south and east of the house. They are largely laid to gently sloping lawns along with yew topiary to the very front and a circular hedged seating area.
