Location

With the Cheviot Hills to the south, and the more open farmland of Berwickshire to the north, the central Scottish Borders offer some of the most beautiful and varied countryside in the south of Scotland. This unspoilt and tranquil setting remains very accessible but remarkably private.

The Scottish Borders is renowned for its productive farmland and forestry, high quality country sports and diverse landscapes. The nearby River Tweed is one of Scotland's finest salmon rivers, and there are well-managed grouse moors to the northeast in the Lammermuir Hills. This is also wonderful riding country, with active hunts, pony clubs and equestrian events. The Cheviot Hills offer an expansive and idyllic landscape for those keen to explore the countryside on foot.

Kelso, lying only 2 miles to the north east, is a thriving market town in the heart of Roxburghshire and is located at the confluence of the famous Tweed and Teviot rivers. Tourists are drawn to the town due to the historic Floors Castle and ruined Kelso Abbey, and the centre boasts an impressive range of shops, local schooling, supermarkets, recreational facilities and professional services. Kelso racecourse is within 1 mile of the town centre.

Travel connections in the area are good, with easy access via the A68 to Edinburgh (44 miles) which provides all of the cultural, professional and shopping facilities that you would expect of a capital city. The A1 to the east provides access to Northumberland and the south, with Berwick-upon-Tweed (24 miles) offering a mainline railway station with links to Edinburgh and London every 30 minutes. Edinburgh Airport is 51 miles away and Newcastle Airport is 62 miles away.

Description

Heiton Mill House is a detached 18th century converted watermill which has a wonderful setting on the banks of the River Teviot. The house, which is stone built, has spacious accommodation extending to over 4,500 sq ft on two levels with open plan living spaces overlooking the river.

At the heart of the house is a spacious dining / living room with wood pellet stove and a stunning glass gable with French doors out to the balcony which overlooks the river. There is space for a dining table seating twelve, and this is situated adjacent to the kitchen which is fitted with a range of base units and has a central island. There is a generous pantry located off to the side. There is an en suite bedroom on this level as well as a spacious utility room and guest WC.

A centrally located hallway has a staircase to the upper floor where there are four further en suite bedrooms, all with a view of the local countryside and river. The bedrooms are set off a central landing which has a range of useful cupboards.

Outside, a gravel driveway loops round to the front of the house where there is parking and a car port with two bays. The grounds of Heiton Mill House also include a stretch of riverbank and a walled garden. Under the mill is the old engine room which provides further storage and is where the central heating boiler is located.
