The Manor House is situated in a prime position within a large peaceful south facing private plot close to the sea. The property has outstanding country and coastal views towards Belhaven Bay, across John Muir Country Park to the Bass Rock and Isle of May.

The property is about a mile away from the High Street in Dunbar, which provides a wide choice of amenities including a range of independent shops, banks, professional services, supermarkets, hotels, sports facilities and restaurants. There are good local nursery, primary and secondary schools in the area. On the border of Belhaven and Dunbar, Belhaven Hill School is one of Scotland's notable private prep schools. Alternatively, Haddington (10 miles) has a private primary school, The Compass School, while Loretto in Musselburgh, to the east of Edinburgh, and all the fee-paying schools of Edinburgh are within easy reach.

A 22 minute train journey from Dunbar leads to central Edinburgh. There is also a regular fast train link to Newcastle, York and London King's Cross which takes around 4 hours by train. Edinburgh Airport is about 45 minutes by car.

The surrounding countryside is beautiful, and the coastal villages of East Lothian are close by. The area is famous for its golf courses with Muirfield, Gullane, Luffness and North Berwick all easily accessible, in addition to Winterfield Golf Course and Dunbar Golf Club, which boasts a championship qualifying course. John Muir Country Park, a haven for wildlife, is just across the road. Belhaven Bay, with its broad sands and excellent surf and surf school is on the doorstep, while the other expansive, sandy beaches of East Lothian are also easily accessible, as are the Lammermuir Hills to the south.

The Manor House overlooking Belhaven Bay is a wonderfully distinctive and well known local landmark, reputed to date from the 1740's. The house is detached with generous accommodation across three floors and displays distinctive turrets. There are splendid features throughout the house such as decorative cornicing and wide solid wood flooring on the ground floor. The accommodation begins with an outer hall that leads into a spacious reception hallway with stunning original wide tread wooden staircase flooded with light from the tall window at the half landing point. Two reception rooms overlook the mature south facing garden. The drawing room to the right has an open fire with impressive black marble mantelpiece with fluted back hearth, wonderful ceiling detail and large bay window with original shutters in addition to a window facing east. There is a super sitting room on the first floor which takes in the wonderful views over the bay towards Bass Rock. To one end is an impressive fireplace with wood burning stove and to the other is a staircase which rises to the second floor. Here there is excellent accommodation for children, teenagers or guests with two bedrooms and a big games room, which could be a studio or home office. Stairs from here lead up to the tower room and tower terrace which has panoramic views and is a fabulous spot to watch the sun go down.

The driveway to The Manor House is set between two pillars and wrought iron gates, with original stone walls. The gravel drive leads to an extensive parking area which splits to the front and back doors. The main garden is set on the south side of the house getting sun throughout the day. Bordered by high stone walls and mainly laid to lawn, mature trees are scattered throughout with colourful borders.
