Situated with the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty, Orford is an especially delightful and sought after village set on the River Ore. It is home to the award winning Pump Street Bakery, a superb village store with postal services, two public houses and the Butley Orford Oysterage.

The village is a popular centre for watersports and home to Orford Sailing Club. An excellent location for coastal walks with tennis and badminton facilities.

Within the stunning Suffolk Coast are an array of other attractive towns and villages, offering a great range of amenities. Snape (5.5 miles) is home to the internationally renowned concert hall at Snape Maltings. Aldeburgh (11 miles) famed for its close associated with the composer Benjamin Britten offers a selection of independent shops, galleries and highly recommended restaurants.

Schools in the area are excellent in both the state and independent sectors. Orford has a primary school; and Woodbridge School, Ipswich School and Framlingham College are renowned independent schools.

Nestled amongst other historical houses and midway between the medieval St. Bartholomew's Church and Orford Quay, Ruffles Cottage is a particularly pretty Georgian cottage with generous gardens and off-street parking.

Believed to date from the 18th century and Grade II listed for historical and architectural interest, Ruffles Cottage has an attractive red brick façade, with timber framed windows and traditional clay tiles. Internally, the house retains a wealth of period features including exposed beams and studwork.

The front door opens into the entrance hall, with doors leading to the sitting room and lavatory; stairs lead up to the bedroom accommodation.

At the heart of the house is the wonderfully proportioned, open plan sitting/dining room, with a wood burning stove; the room is filled with natural light from a window to the front elevation and French windows out to the garden.
