Location

Located on the Atlantic coast between Padstow and Newquay, the seaside village of Mawgan Porth is set around a stunning sandy beach at the seaward end of the Vale of Lanherne.

It is popular with surfers and the wide expanse of sand and access to the coast path makes it perfect for families and coast walkers too.

Overlooking the beach are Bedruthan Steps Hotel and the award-winning Scarlet Hotel & Spa. In the village there is a range of local shops including a cafe, surf shop, convenience store, deli and a farm shop.

A short distance to the south is Watergate Bay, with a two mile stretch of sandy beach that offers excellent facilities including the Extreme Sports Academy.

To the north are the superb beaches of Porthcothan, Treyarnon, Constantine and Harlyn. Within easy reach is the championship Trevose golf course. Connections are excellent, with Cornwall Airport just a couple of miles away providing regular flights to London and other UK and European destinations. Trenance is on the northern edge of Mawgan Porth, on the way to Bedruthan Steps.

Description

Built in the 1930s, Penrose House has period detail with colonial style pillars and extended roof overhang along the front terrace, where it is easy to envisage enjoyment of sunshine and cocktails.

Wide bay windows add charm and allow a great deal of natural light into the reception rooms where generous ceiling height and oak floors continue the authentic period atmosphere.

Enter through a glazed porch into a wide, square hall leading straight into the large, gracious drawing room. Patio doors lead onto the terrace and the garden on the south-west facing garden with its coastal views. For winter cosiness there is a wood burning stove, likewise in the adjacent dining room where the corner bay window makes the most of the western aspect and views of sunsets as well as a wide sweep of the coastline.

The kitchen which was refitted in 2014 features a Rangemaster and has the convenience of the laundry area adjacent.

A breakfast room/conservatory overlooks the west garden and links to the garden room where a door opens onto the barbecue area.

The rear door and passage allow a separate entrance to the self-contained annexe where a double aspect sitting room, kitchen and shower/wet room can be easily accessed from the main house, or private, as required. A spacious double bedroom provides room for an additional cot or child’s bed. A separate wc is convenient and there is ample storage.

Off the entrance hall is the study and occasional guest bedroom as well as a bathroom.

A wide window on the half landing gives plenty of natural light to the first floor where there are two double bedrooms each with en suite. Both rooms are spacious, have extensive views and maximise the storage area under the eaves and along the landing. The first floor is light and airy throughout.

The drive is owned by Penrose House with access permitted to the neighbouring holiday home. The grounds feature a sheltered terraced garden with mature shrubs and hedging, thereby ensuring privacy. The more open side garden gives a good west facing view of the sea and the coastline . A longer than usual garage provides excellent workshop and storage space.

Directions

From Truro take the A30 eastwards, until the A39 slip road signposted to Wadebridge.
Stay on A39 until Trekenning roundabout, take the first exit and continue on the A 3059 until the right turn to Newquay airport on the B3276. Go past the airport to a T junction and turn right for Mawgan Porth.
Pass the beach, ascend the hill and follow the road round to the left. Soon after the bend the drive to Penrose House is on the right.
