DESCRIPTION
The land extends to 392.15 acres in all, comprising of productive arable land, a small woodland coppice, wetland and cliffs, situated on the east coast close to the hamlet of Hilston.
The soils are Grade 3 from the Burlingham 2 series, well suited to cereal cropping which lies between 20 and 25 metres above sea level. The gently undulates and is divided by hedgerows into parcels well suited to modern farm machinery and farming practices. The surroundings are open countryside and arable land with excellent road access along the southern boundary from public roads.

Located within the land north of Hilston, is Admiral Storr’s Tower (Hilston Mount), a Grade II Listed look-out tower dating back to 1750, built for John Storr. The tower is a brick construction with stone dressed turrets set over three storeys, arranged as an octagonal tower with projecting semi-circular stair turret to north side. The entrance door sits under a brick arch beneath the datestone and a coat of arms, bearing 3 birds. The building is an interesting additional to the land and could be restored to an interesting new use (subject to consents).

LOCATION & SITUATION
The land is situated north and east of Hilston, east of Burton Pidsea and south of Aldbrough in rural East Yorkshire, approximately 15 miles east of Hull.
