Clarence Cottage is located just a short distance from the bustling towns of both Penzance and Newlyn.
Lying on the shore of Mount’s Bay Newlyn is one of the largest fishing ports in the UK. It lies adjacent to some of the richest fishing grounds in the Northern hemisphere and is the fulcrum of Cornwall’s fishing industry. The South West’s main fish market is in Newlyn and just opposite the harbour is good selection of excellent fish shops. Newlyn is also blessed with some great restaurants, café’s, bars, an excellent coffee shop, traditional Cornish Ice cream shop and an independent cinema.

Mousehole, just three miles away is one Cornwall’s most loved harbours. Timeless and evocative of a bygone era, small streets and alleyways wind around the sandy harbour. Cliff paths lead in both directions along spectacular coastline to secret coves.

Penzance is considered to be the capital of West Cornwall and The Sunday Times has recently voted it to be one of the best places to live in the UK in 2023. Easily accessible by car or by train, Penzance is the terminus for the GWR train line from Paddington which offers a regular direct service. The town has a rich seafaring heritage and its centre abounds with period buildings, artisan shops and a wide array of high street names and more specialised retailers along with national supermarkets and also benefits from a local hospital.

The coastline around Penzance & Newlyn takes in some of the county’s most beautiful beaches, to include Sennen, Porthcurno, Praa Sands and Mounts Bay the latter being popular and a favoured destination for kite surfers, kayakers and paddle boarders.

The north coast is equally accessible with the town of St Ives a major attraction with its beautiful beaches, selection of high quality restaurants and its great shopping, not to forget the cultural experiences offered by Tate St Ives, the Barbara Hepworth Museum and the Bernard Leech pottery.

The Property - Clarence Cottage is a delightful and spacious detached four bedroom granite built house with an attached two bedroom annexe. The property was completely re-built in 2001 by the present owners to a very high standard. Clarence Cottage - Ground Floor: The front door opens in to a dual aspect porch, which in turn opens in to the spacious reception hallway off which all the downstairs rooms lead along with the stairs to the first floor. Immediately to the right is a lockable doorway to the annexe/Beryas Cottage. Ahead is a reception room which has a beamed ceiling, large brick fireplace with a recessed wood burner on a reclaimed grinding stone and French doors out on to the paved rear courtyard. A second reception room leads off from the hall and again has a beamed ceiling, a Victorian style fireplace with a gas (bottled) coal effect fire, French windows out on the paved rear courtyard and double doors opening in to the kitchen. On the right of the hall is a WC and a separate cloaks cupboard which has plumbing for a washing machine. At the end of the hall is a large open plan kitchen, dining, sitting room. The kitchen has recently been refurbished and has modern matt blue shaker style cupboards, woodblock work surfaces, an integrated dishwasher along with two under counter fridges, a large Smeg electric oven with a 6-ring gas hob (bottled) and an oil fired Aga. From the kitchen a doorway opens in to the utility room which has a cream cupboards, a Belfast sink, woodblock worksurfaces with a built in deep-fat fryer along with plumbing and space for a washing machine. A stable door from the utility opens out to a block paved side courtyard with brick built BBQ and storage shed.

First Floor: Stairs rise to a large vaulted landing with a window to the front off which are all four bedrooms. Immediately to the right is a dual aspect double bedroom with a mezzanine storage area, a walk in wardrobe and an en suite shower room. The central bedroom is a single with a dormer window overlooking the rear and an en suite shower room. At the end of the corridor are two further bedrooms which if required can be linked, as there is a locking door between the two rooms. The room on the left is dual aspect with a “Porthole” feature window, a vaulted ceiling with exposed beams along with an en suite shower room. The Principal bedroom is a very large triple aspect room with a vaulted ceiling with a central beam, French doors opening on to a decked area with steps down to the rear courtyard. There is also an en suite bathroom with a free standing claw foot bath, walk in shower, WC and wash basin.

Holiday Accommodation: Beryas Cottage -
For guests the entrance is from the private rear courtyard in to the kitchen dining area. The kitchen has a built in oven, induction hob, wine fridge, slimline dishwasher and an under counter fridge. Off the kitchen is a shower room. An archway opens in the dual aspect sitting room which has a fireplace with recessed wood burner, a beamed ceiling and an understairs utility cupboard. On the first floor are two bedrooms and a bathroom.

Porth Chapel Cabin - To the front of the cabin is a large decked entertaining /seating area. The cabin is a large studio with wood panelled walls, a kitchenette with a built in dishwasher, fridge, two ring induction hob and microwave. The seating area benefits from a wood burner on a slate hearth and off the sleeping area is a shower room

Poldhu Shepherds Hut - Steps up past the pond to Poldhu lead to a decked area to the side of the hut with south facing hillside views. Inside is an open plan living-room with kitchen, dining and bedroom areas along with a shower-room with, WC and wash-basin

Pedney Shepherds Hut - Pedney is slightly larger than Poldhu and has open fields to the rear and a tropical garden area with hillside views. Inside is an open plan living-room with kitchen, dining and bedroom areas. Along with a wood-burner there is an electric 2 ring hob, microwave, fridge/freezer and a shower-room with shower, WC and wash-basin.

Gardens & Exterior - A low level wall fronts the property with planting behind with a pathway leading round to a gated entrance to the side courtyard. On the right is a gravelled parking area with space for two to three cars. To the right of this, between the garage and the Annexe, a five-bar gate opens on to a paved driveway which leads up, to the right, garages for the holiday lets with multiple parking, and to the left, a detached double garage for Clarence Cottage with further parking to the front.

Gardens - Each of the properties are set within established and terrace gardens with wildlife pond and established palm trees, banana trees and further evergreen and deciduous mature shrubs and plants. Clarence Cottage itself enjoys three areas of garden, all laid to patio to take advantage of the sun throughout the day and fully enclosed with raised flower borders.

Outbuildings - There are four garages in total, a range of tool sheds and wood stores.

Directions

From Penzance take the A30 in the direction of Land’s End. Pass the turning on the left for Newlyn and just past the sign for Trewidden House & Gardens is, on the right, Clarence Cottage just next to the Buryas Bridge Land Rover Garage.
