Very private and sunny location. Handcrafted natural materials are composed in a modern design with a distinctive character. 165 Bald Mountain Road Executive Summary This brand new custom Mountain Modern residence borders Warm Springs Creek and Warm Springs Preserve open space across the creek. The residence is 5,275 sq ft of livable space including a great room (living, dining, kitchen), 5 bedrooms (3 en suite), 4 full baths, 2 half baths, mezzanine living area, and a separate guest entry foyer with convenience kitchen serving the guest bedroom wing. An elevator serves the second floor which includes the primary bedroom, VIP en suite guest bedroom, and the mezzanine living area. An oversized 2 car garage and mechanical room are not included as living space. Located towards the western end of the creek fronting lots in the Warm Springs Residences PUD, the site enjoys exceptional winter sun exposure. The afternoon sun sets to the southwest over the Warm Springs Creek and Preserve, flooding magic hour light into the extensive South window walls of the residence. The location is just 1 mile from downtown Ketchum and 1.5 miles from the Warm Springs Ski Lodge at the Base of Baldy Mountain Ski Area; both destinations served by public transportation and bike paths. Design and Construction: Architecture by Cam Minor, Migration Studio Interior Design by Cynthia Mennella General Contractor Bishop Construction The architectural design is a marriage of hand crafted and industrial fabrication. Hand hewn solid core interior doors, reclaimed wood plank floors, Doug Fir timber stairs and support posts, wood paneled reflective ceilings, reclaimed weathered wall boards, Idaho Quartzite fireplace and interior stone walls, and natural stone slab countertops are the core elements of a traditional mountain house. These warm natural surfaces and textures are countered by the modernist precision of expressed steel structural beams, steel cased window jams, steel and glass stairway railings and balustrades, architectural concrete floors, modern flush panel wood cabinets, and walls of aluminum clad windows. The dramatic tension between old and new provides a distinct and custom character to the residence. The residence was designed and built as a generational custom home with attention to detail, sustainability, and maintenance convenience as key considerations. Exterior Features: .39 acre lot with 200 feet of frontage on Warm Springs Creek. The property includes both sides of the creek. 2 acres of flat Warm Springs Preserve open space directly across the creek is rarely used by pedestrians and dogs because the primary walking paths are further west. Landscaped perimeter yard is irrigated and planted for low maintenance, with room for additional plantings as desired by new owner. Snowmelt system on driveway/auto court, creekside patio, and Primary Suite terrace deck. Dedicated patio space with infrastructure installed for Creekside spa/hot tub Idaho Quartzite exterior wainscot walls Alaskan Yellow Cedar (clear vertical grain tongue and groove) siding with mitered corners filled in with a vertical steel spacer bead band to allow for natural contraction of the siding over time. Standing rib metal roof on pitched roof sections, membrane and rock ballast on flat roof sections. Aluminum clad Weathershield windows for low maintenance. Interior Features: First floor architectural concrete floors with radiant heat. The floors are stained to coordinate with the natural wood and stone surfaces and are bordered by beefy baseboards milled from reclaimed lumber. The finished floor slab contains radiant heat pex pipes and is separated from the structural slab below by a layer of insulation, preventing heat loss to the ground. The structural slab is 4 feet above the 100 year floodplain. The compacted fill within the stem walls and under the floor slabs is water permeable, and the slab includes an active radon mitigation system. 2nd level floors are 1x12 reclaimed Douglas Fir planks throughout, except for wet surfaces in bathrooms. In addition to radiant heat on the first level, forced air gas heating provides air circulation at all windows and heats the second floor, while air conditioning serves the entire house. Staggered engineered stud exterior walls are 10 inches thick with super insulation and deep reveal window openings clad with steel jams, creating an exceptional sense of structural substance. The engineered studs also provide the foundation for the level 5 drywall finish. The roofs are also super insulated, with infrastructure in place to add a solar panel array on the SE roof pitch of the East wing. Hard wired AC powered electronically operated window shades recede into valance cavities. 4 natural gas fireplaces: living room, mezzanine living area, primary suite, and primary suite terrace. All door and cabinet hardware is Rocky Mountain Hardware. The Great Room window wall is a 10 ft tall 30 ft wide six panel sliding glass door that side stacks providing a 25 ft opening to the exterior patio that runs the length of the house along the creek. The view and sounds of the creek, just 20 feet from the house, is incomparable!
