Location

The Lodge is located just over a mile outside the highly sough-tafter market town of Bruton, known for its artisan cafés and restaurants, such as At The Chapel and Briar. Michelin-starred Osip and The Newt are only a few minutes drive away. This pretty market town also offers a doctor's surgery, a small supermarket, and the renowned Hauser and Wirth Art Gallery, along with more day-to-day amenities. Nearby Wincanton provides a wider range of shops and larger supermarkets.

The Newt Hotel is just under 4 miles away, and Babington House is 16 miles away.

The area is home to several popular schools, including Hazlegrove, Kings Bruton, Bruton School for Girls, and Sexey's School, as well as Leweston and the Sherborne and Millfield Schools, which are slightly further afield.

The A303 provides access to the south west and London via the M3. Castle Cary, about 7 miles to the west, has a train station, with journey times of approximately 90 minutes to London Paddington. In addition, there is a direct train from Bruton to Waterloo in just over 2 ½ hours, and Bruton to Paddington (with one change) in just over 2 hours.

The Roman city of Bath is 18 miles to the west, and the beautiful Cathedral city of Salisbury is 20 miles to the east, both offer ng a wide selection of shops, restaurants, arts, cultural, and recreational facilities. Trains from Salisbury to London Waterloo have a journey time of approximately 90 minutes, while less frequent trains run from Warminster to London Waterloo (via Salisbury), with a journey time of around 2 hours. The area also offers racing at Wincanton and Salisbury, and golf at Rushmore Park, Warminster, and Salisbury & South Wilts Golf Clubs. This region is renowned for its fishing on the River A von, Test, and the outlying chalk streams.

Description

The Lodge is a beautiful Edwardian house, built in 1904, and recently restored and extended by the current owners. Situated at the head of the drive to renowned Redlynch Park, the property offers stunning views over the registered historic landscape and parkland grounds.

The house is entered through a hallway with stairs leading to the first floor and doors opening into both the snug and the sitting room, both of which have parquet flooring. The first reception room includes a log-burning stove and mullion windows overlooking the parkland. The open-plan sitting room also has a log-burning stove and a mullion window that overlooks the garden. This room connects seamlessly to the large modern kitchen extension, which features a tiled floor and underfloor heating. The kitchen is equipped with a considerable island with ample storage. There are two NEFF electric ovens, a dishwasher and a hob with an extractor. Spectacular views of the parkland and surrounding countryside can be enjoyed through large sliding glass doors that open to the garden. The utility room, accessible from the kitchen, has a twin butler's sink, space for a stacked washing machine and tumble dryer, and leads to a shower room with a WC and additional storage.

Upstairs, the main bedroom features an en-suite bathroom and mullion windows overlooking the garden. The second bedroom is a twin room with mullion windows offering views of the parkland. The third bedroom includes built-in shelving and a small mullion window.

OUTSIDE
The garden offers beautiful, elevated views over the parkland and surrounding countryside. It is primarily laid to lawn, with several stone herbaceous borders, enclosed by a stone wall and native hedges. Beyond, the garden extends into a woodland area with a path that follows the boundary. There is a large shed with hard-standing, divided into two sections. One is the workshop and the other serving as a games room with doors opening out to the surrounding grounds. Additionally, there is a greenhouse and to the north of the house, lies a separate area of grounds, with a garage and area of wild garden.
