Location

St Margaret's is situated on one of Aberfeldy's most sought-after residential streets. It overlooks the putting green and is only a few metres from Wade's Bridge over the River Tay and the Aberfeldy golf course. This part of Aberfeldy with its attractive Victorian townscape is a designated conservation area. The town is known for its independent shops, galleries, cafés, and restaurants as well as the Birks Cinema which hosts a wide range of events and screenings. Aberfeldy has most essential services including a medical centre as well as schooling, a pool, and fitness centre at nearby Community Campus at Breadalbane Academy. Pitlochry (15 miles) has a further selection of shops, its well-known Festival Theatre, and Pitlochry train station with direct services to London, Perth, Edinburgh, and Inverness.
The surrounding countryside is some of the most beautiful in Scotland. It offers opportunities for cycling, climbing, walking river and hill trails, and a host of other outdoor activities in dramatic countryside. There is an 18-hole golf course in Aberfeldy with a new sports club house (within a few metres of St Margarets on the riverside) which is due to be completed in October 2025 and will include a bar and restaurant. There are a multitude of other local golf courses including Strathtay, Kenmore, and Dunkeld, to name a few. The River Tay is popular for canoeing and rafting, whilst the rapids at nearby Grandtully provide an extra challenge. Fishing is available on the River Tay (50m away), as well as on the Lyon, the Tummel, and local hill lochs. Munros in the area include Schiehallion and Ben Lawers.

St Margaret's enjoys all the benefits of a highland location, while being only 300m from the shops and cafés in the town centre. Perth, Edinburgh and Glasgow are all easily reached via the A9.

Description

Originally the manse to St Margaret's church, St Margaret’s is a handsome traditional villa dating from the late 19th century. Believed to be one of the first houses to be built on Taybridge road, the house has attractive traditional features including leaded windows, working shutters, and decorative cornicing. A broad entrance vestibule (with original floor tiles and stained-glass windows) opens into a welcoming hallway with the two main reception rooms situated on either side. Both are well lit by large windows and are currently used as a formal sitting room and a library. In the sitting room, there is a contemporary BARBAS wood-burning firebox with an integrated fan. There is also a formal dining room. The kitchen, breakfast room, utility room, cloakroom and ground floor shower room are all situated at the rear of the house and there is lots of scope to re-arrange these spaces depending on requirements.

An attractive carved timber staircase leads to four double bedrooms as well as a spacious, contemporary bathroom and another shower room. The double bedrooms at the front of the house have a lovely view across the putting green to Shiehallion. A useful floored attic is accessible by a hatch ladder from the landing. Also on the first floor and accessed via its own small stair case at the rear of the house is one further double bedroom. St Margaret's sits centrally in 0.42 acres of mature garden. A pedestrian gate from Taybridge Road leads to the front door whilst the driveway leads to the back door and parking behind the house. A clipped beech hedge forms a neat boundary on three sides of the garden which is planted with a variety of carefully chosen plants, trees, and shrubs. An array of spring bulbs are planted in borders around the house whilst roses, wisteria, and clematis climb its walls. Behind the house is a sunny and sheltered terrace, ideal for sitting out. There is also a separate studio with carport. It would make a fabulous garden room or office if needed. There are two further garden stores and a greenhouse.

Directions

On entering Aberfeldy from the east on Dunkeld Road, drive through the centre of the town until reaching the traffic lights. Turn right down Taybridge Road and St Margarets is the third house from the bottom on the right-hand side, opposite the putting green.
