Abbotsford Cottage is set in a private cul-de-sac shared with neighbouring Southern Lodge and by a terrace of six houses (one of which is split into two flats). There is a shared lane in front and a car park adjacent with spaces allocated to each of the houses.

The properties are set back from the main road and the gardens of Greyfriars Garden run immediately behind Abbotsford Cottage. It is a quiet, almost hidden, setting in one of the most popular locations in St Andrews. Golf Place, which is the street which leads to the 18th Green of the Old Course, the Royal and Ancient Clubhouse and the West Sands beach, is only 250 yards away.

St Andrews is renowned worldwide as the 'Home of Golf'. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby, including The Duke's Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.   

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

Description

Abbotsford Cottage is a single-storey home, nestled back away from any town road with its entrance on Abbotsford Place, a private lane. It sits to the south of Southern Lodge, its semidetached neighbour and was built in the early 1900s. The property sits within close proximity of North Street to the north and Greyfriars Garden to the east.

The original, stone built core of the house comprises a lovely drawing room with a bay window facing west. An extension was added in the 1980s to the side and rear which provides the dining hall, bedrooms and second bathroom accommodation.

The present owners have upgraded the property adding new kitchen units and redecorating.

Accommodation

The front door opens into a bright dining hall with a fully glazed front and a cupola above. This connects to the kitchen which has a Siemens halogen hob, a wall oven, sink and integrated fridge.

Off the dining hall is a large sitting room which has a stone fireplace and a bay window and two bedrooms. Bedroom 1 has a bay window and a sliding door to a dressing room with built in cupboards, a fitted dressing table with wash basin and a shower room. Bedroom 2 has built in cupboards.

Beyond the kitchen is a laundry cupboard and a bathroom with a shelved cupboard which houses the washing machine / dryer.

To the rear is a back hall with fitted cupboards and a freezer which is open plan to a study with fixed desks.

Garden
The garden to Abbotsford Cottage lies mainly to the west of the house where there is a paved terrace and lawn. There are azaleas and a shrub bed. To the east of the house is a drying green. There is a shed with felt roof in the corner.

Private Parking
Adjacent to the property is a private car park with spaces for the surrounding houses. The space for Abbotsford Cottage is the third along and clearly marked. It is deep enough to accommodate two cars.

The proprietors share the costs of maintaining the access road and car park. The parking spaces cannot be sold or used separately from the houses that own them.

Directions

Coming into St Andrews on the A91 continue straight on past Golf Place, towards North Street. Abbotsford Place is the lane on the right just after the pedestrian crossing.

Follow the lane around the corners to the private yard. The entrance gate to Abbotsford Cottage is signposted on the left. Abbotsford Cottage owns the path which leads into its garden.
