Location

Kennethmont is a rural hamlet in the perfect location from which to enjoy the great outdoors. While the surrounding area comprises rolling farmland and open countryside, this part of the northeast of Scotland is also famed for its outdoor pursuits, including walking, mountain biking and golf. Salmon fishing is available on the rivers Deveron, Don, Dee and Spey, while game shooting is another popular sport. The nearby coast offers sailing and sandy beaches. Leith Hall which is directly opposite Millers Cottage, is a country house in Kennethmont built in 1650, on the site of the medieval Peill Castle, and was the home of the Leith-Hay family for nearly three centuries. Since 1945 it has been run by the National Trust of Scotland where events such as summer plays, music recitals and activities for children are regularly held in the extensive grounds.   

Local schools include Kennethmont Primary School and the Gordon Schools, Huntly. Both schools are served by school transport with pick-up from the end of the drive.

Situated approximately seven miles away, Huntly is an historic town which prospered during the 18th century through the expanding linen industry. Today, the amenities include two major supermarkets, local shops and recreational facilities. The train station provides a direct link to Aberdeen and Inverness, with a connecting station at Insch. A daily bus service provides travel to Aberdeen. The pleasant village of Insch, approximately seven miles to the southeast has the closest railway station and provides some smaller local shops a medical centre, leisure centre and other facilities. A further ten miles beyond Insch is the larger market town of Inverurie providing a greater range of shops and supermarkets.

Approximately 34 miles distant lies the city of Aberdeen. The international airport provides excellent transport links by air to London and other UK and European cities. The Aberdeen Western Peripheral Route has greatly improved travel in and around Aberdeen, with a quicker and more direct route south. There are regular rail services from Aberdeen, including a sleeper service. Aberdeen provides all the services expected of a major city, including business and leisure facilities, theatres, restaurants and a wide range of shopping. There is private schooling in Aberdeen including Robert Gordon's College, St Margaret's and Albyn, as well as the International School at Pitfodels. There are two universities and two colleges of further education.

Millers Cottage dates back about 150 years and was formerly the house associated with the Mill of Syde. The cottage is arranged over two levels and there is a feeling of bringing the outdoors in with three external access doors into the garden.   In keeping with its history, there are beamed ceilings and traditional style doors. A theme throughout is sanded and sealed floorboards which enhances the character.

An entrance porch leads into the kitchen. This room is fitted with pine, base and wall cabinets and has a window overlooking the driveway, woods and the hills beyond. Appliances include a Bosch washing machine and refrigerator along with a Creda electric oven and hob. A high level storage cupboard is built in. A step leads into the delightful sitting room which has a fireplace housing a glass fronted multifuel stove. At one side is a fixed seating area and table for casual dining. Along with two windows, there is an external door providing garden access. A timber staircase leads to the first floor landing. Here there is a study area and exterior door to the garden. There is also an airing cupboard and storage cupboard. The principal bedroom has wonderful views over to a waterfall. The en suite shower room has a Mira mains shower and has dual access to the landing. Bedroom two also has an en suite, again with a Mira electric shower.

A fixed metal framed stairway leads to an attic room with skylight which has been used as a children's bedroom.

Outside:
The garden grounds directly surrounding the cottage are mostly laid in lawn. The plot of around half an acre extends through woodland down to the Cowie Burn where there is a pleasant secluded seating area with views across fields and towards the surrounding hills. The driveway has parking and turning for vehicles. There is a log store and a brand new timber shed. The greenhouse may also be available through separate negotiation. The steading and carriage room, which currently have power light and water supply, was granted full planning permission in 2022 for further conversion. At this time the current seller was the sole owner of The Mill House and Millers Cottage. Progressing the application would require to reflect the position of new boundaries since The Mill is now under new ownership. The steading was previously used to stable two horses and it is understood that there may be neighbouring fields to rent for grazing if required.
