Kilmorich Croft is situated in the rural community of Tulliemet which is just south of Ballinluig on the hillside to the east of the A9. The property is located in a very beautiful part of Perthshire. Nearby hills include Ben Vrackie, Ben Lawers and Schiehallion while lochs Tay, Tummel and Rannoch are popular for watersports. There are lovely walks up the hillside above Kilmorich to lochs Benachally, Ordie and Broom and some challenging mountain biking tracks in the forestry behind Dunkeld. The Cairngorms National Park is easily accessible to the northeast and there are ski centres at Glenshee and Aviemore. There are golf courses at Taymouth Castle, Dunkeld and Pitlochry. Pitlochry and Dunkeld are both within 7 miles and although Kilmorich feels remote and peaceful, it is only 1.5 miles from the A9 which provides quick access north to Inverness and south to Perth (20 miles). Dunkeld and Pitlochry both have local supermarkets and health centres as well as an arts centre (Dunkeld) and a Festival Theatre (Pitlochry). Perth has more high street shops, cultural opportunities and professional services. Pitlochry and Dunkeld both have train stations with regular services to London and Inverness. Description

Originally two farm cottages dating from the early 1900s, Kilmorich Croft is now one exceptionally pretty, deceptively spacious and comfortable home. The property has six bedrooms and five bath/shower rooms with two further single bedrooms which could also be used as studies. Over the years, Kilmorich Croft has been sympathetically extended and modernised. The main living accommodation is in one fabulous open plan kitchen/dining/sitting room. The light painted timber kitchen is at one end of this room and at the other is an exposed stone wall with wood burning stove, creating a cosier atmosphere. In the middle is space for a large dining table and floor to ceiling windows along the length of the room fill it with light. Behind this room is a more informal room currently used as a play room. From the kitchen, steps lead down to a utility room, a large bright entrance porch, a double bedroom with en suite shower room and a small bedroom/study. The first floor is divided between the two original cottages and accessed by separate staircases. Above the living room there are three bedrooms, one with an en suite shower room and one with WC. At the other side of the house are two further double bedrooms, one small bedroom/study and a bathroom. On both first floor landings there are plenty of built in storage cupboards.

Outside
Kilmorich Croft sits in 0.38 acres of beautifully kept garden. A private driveway leads to a gravel parking area which is surrounded by neat lawn interspersed by herbaceous borders. A beech hedge forms the southwesterly boundary of the property. There are several lovely spots to sit out in front of the house in good weather.

Directions

Driving north from Perth exit the A9 at Ballinluig. Head towards the service station and drive past it, following the road as it winds up the hillside and heads towards Tulliemet. Follow this road for about 3 miles and the entrance to Kilmorich Croft is on the right.
