Location

The land is located under 1 mile to the south of the village of Swarkestone and 6 miles to the south of the city of Derby. Derby has a wide range of amenities as expected for a city of this size. The land is well positioned with junction 3 of the A50 lying a mile to the north of the land which provides access to the M1 in the east and M6 in the west.

Description

The land extends to 37.25 acres (15.07 hectares) and is split into four separate fields lying flat interconnecting pastures which are all down to pasture. The fields are divided by stock proof fencing with hedging along the boundary adjoining the public road on the northern boundary. The land is divided by an access track running down to the sailing club.

The land is classified as Grade 3 on the Agricultural Land Classification of England and Wales and has been used for grazing and mowing purposes. Situated to the north is the River Trent with Swarkestone Bridge running adjacent to the eastern boundary and is classed as a scheduled ancient monument.

There is a small parcel of woodland on the northern boundary with a mixture of broadleaf trees providing shelter for stock.
