Hill Garth is situated in a wonderful location within the New Forest, surrounded by the designated National Park. It benefits from the most spectacular views over its own land, as well as having far reaching views of open fields and farmland.

As the land abuts the Forest it enjoys direct access to the abundance of footpaths and bridleways, for which the area is renowned, offering opportunities for walking, riding, bird watching etc. Altogether, it is a paradise for those who love the outdoors.

Nearby Godshill village, a little over half a mile away, benefits from an active village hall, a local shop at Sandy Balls and a community shop in the village of Woodgreen. Godshill retains strong links with the ancient New Forest commoning traditions. Fordingbridge is 2.7 miles away with a range of shopping, leisure, health and other facilities and the larger market town of Ringwood is only 8 miles away.

Other outdoor activities include golf at Bramshaw Golf Club and sailing/boating in the Solent. Whilst benefitting from a rural location, Hill Garth also enjoys the convenience of local amenities and good transport routes. The M27 is under 10 miles away, giving access to the south coast and the M3 to London.

Bournemouth and Southampton airports have national and increasing international flights. The Cathedral City of Salisbury is some 11 miles away with mainline rail services into London Waterloo or alternatively from Southampton Airport Parkway.

Throughout the area are a number of good state and private schools including Godolphin, Bishop Wordsworth, South Wilts Grammar, as well as Norman Court, Moyles Court and Forres Sandle Manor.

Description

Hill Garth was built in 1962 of brick elevations beneath a tiled roof and the current owners have owned the property since 1993. Until recently they ran a private garden nursery business on the premises.

The entrance hall leads through to the large L-shaped sitting/dining room, with wood burner in an attractive wood surround. This living space is glazed to the southerly aspect and has sliding patio doors opening up to the balcony/raised terrace. This provides an excellent space to entertain guests, with delightful views across open forest in the background. From the sitting/dining room is an opening to the conservatory, with fitted blinds and views over the gardens on three sides. The kitchen is located adjacent to the main living space, with a range of modern fitted units, work surfaces, sink and space for the usual appliances, together with room for a small breakfast table and chairs. There is a door to the utility room within which there is a cloakroom.

At the opposite end of the property are four double bedrooms, two with built in vanity units. They share a family bathroom and separate shower room. A small study area completes the accommodation.

OUTSIDE
You are immediately struck by the wonderful views across the valley as you approach Hill Garth from the lane. Entrance is via a 5-bar wooden gate over a cattle grid to a gravel track leading up to the property, where there is ample parking for several vehicles.

The gardens surrounding the property are largely laid to lawn, with a variety of mature trees and shrubs and flower beds. A balcony/raised terrace to the front and pergola covered patio to the rear provide the perfect space for outside living/entertaining. There are two separate areas of planting beds, remnant from the current owners’ former nursery business. There is also a small paddock and a pretty ‘dell’ at the bottom of the grounds, providing a haven for flora and fauna. The outbuildings comprise stables, a field shelter, workshop and tool shed, providing a useful space for the keen gardener to use accordingly.

Take the A338 from Salisbury towards Fordingbridge. When you reach Breamore turn left signposted “Woodgreen”. Continue over the River Avon and into Woodgreen. Bear first right to join the High Street. For the scenic route bear right just as you leave the village and follow the tarmac road all the way until you reach a junction with another tarmac road. At this point bear right for just a few yards and turn right over a grid onto the driveway for Hill Garth.
