Farm estate with villa and hunting reserve (riserva faunistico venatoria) located in Capalbio. The property is placed on a hilly position (between 20 and 350 m asl), just a few kilometres from the sea. It enjoys a panoramic view of the Argentario and the island of Giannutri.
The estate has a total surface of 1,106 hectares and is set on a tranquil and private position, although close to services and amenities, within easy reach of some of the most well-known places in Southern Tuscany.
The property is home to one of the most important hunting reserves of the region. The estate is renowned for the yearly fox hunting session, the shooting competitions and the frequent events taking place here.


DESCRIPTION OF THE BUILDINGS
The main farmhouse (311 sqm – 3,346 sqft, 6 bedrooms and 6 bathrooms) is a rural masonry building, recently restored and in excellent condition. It is laid over three floors:
- Ground floor: living room, kitchen and dining room.
- First floor: three bedrooms with en-suite bathroom and a large terrace.
- Second floor: three bedrooms with en-suite bathroom.
The farmhouse features a lush park with a 15 × 7.5 m pool.
 
The property includes a building for the staff, a warehouse (25 sqm – 269 sqft), guest accommodation (38 sqm – 409 sqft) and a barn for tool and machinery recovery (246 sqm – 2,647 sqft). There is also a stable for 250 bovines (roughly 100 Maremmana cows are currently living in the property), two silos, a kennel, three barns and a car port.
 
Part of the agricultural buildings (totaling 15,000 cu.m) could be easily converted into a few residential units thanks to the Programma di miglioramento agricolo e ambientale (a plan for agricultural and environmental improvement) financed by the European Union.


EXTERIORS
The property extends for 1,106 hectares including over 950 hectares of woodland, 130 hectares of arable land and 20 hectares of courtyards and unused land. The roads and paths crossing the estate are perfect for trekking and horse riding. It is interesting to note that no public road crosses the estate, which is also fully fenced.
The property also has a permit for hunting reserve (renewed in 2016 and with no expiration date) for wild boars, foxes, deer, pheasants, hares, partridges, thrushes, pigeons and woodcocks. There are natural springs of water, sixteen platforms for deer and boar hunting and four shooting station for pigeon hunting.
