Grange Cottage is situated in the pretty village of Brinton, on a quiet country lane and set within unspoilt North Norfolk countryside within a few miles of popular destinations of Holt and the coastline. The nearby villages of Hunworth and Letheringsett both have renowned public houses, The Hunny Bell and The Kings Head, with a popular farm shop and restaurant ‘Back to the Garden’ under a mile away. The bustling Georgian town of Holt, is only three miles, and renowned for its boutique shopping including Bakers & Larners, Byfords delicatessen and many independent retailers alongside art galleries, antiques shops, jewellers, restaurants and cafes. It also plays host to Gresham’s School, with Beeston Preparatory School further along the coast.

The North Norfolk Coast, designated an Area of Outstanding Natural Beauty, can be found approximately six miles at Blakeney, a traditional fishing village, offering fantastic sailing, a selection of pubs and restaurants and galleries. The coastline offers a plethora of eateries including a Michelin-starred restaurant and county house hotel ‘Morston Hall’, a network of coastal paths, bird watching, seal trips, crabbing and sailing.

Surrounding the village of Brinton is gently undulating countryside with a network of footpaths and bridleways to enjoy directly from the house.

Description

Grange Cottage is a most attractive village house, of distinctive brick and flint under a pantile roof, which has been the subject of a substantial extension and remodel of what was originally a modest period cottage, with all interior and exterior decoration recently updated.

The significant extension was thoughtfully designed, making sure that the house took in as much natural light as possible. This is most apparent in the kitchen/breakfast/living room, a fantastic space with vaulted ceilings and floor to ceiling glazed sliding doors the entire southern elevation, out to an enclosed courtyard perfect for outside dining. At the heart of the house is a brilliant open plan space, taking in a dining area with fireplace, an exposed staircase and steps down to a sitting room measuring in all 13.3m x 5.3m, with bi-fold doors leading out to the gardens. A further reception room is useful either as a large study, or perhaps a fifth bedroom particularly given the shower in the plant room. Completing the ground floor is a fitted utility room, and a charming garden room with access to an east facing patio.

The main bedrooms are on the first floor, off a main landing. The principal bedroom is wonderfully spacious, with large windows looking out over the gardens and trees beyond. The bedroom has a concealed dressing room, and en suite bathroom with his and hers sink and Mira digital power shower. There are a further three bedrooms, comprising of one single and two double bedrooms, and a family bathroom again with Mira shower.

Outside
The house is approached from the south, off a quiet country lane, through a pair of wooden five bar gates onto a gravelled parking and turning area. A picket fence separates this area from the gardens, with an open area to the west where there is planning consent for a garage building with storage above (planning reference North Norfolk DC; PF/15/1786).

There main lawns wrap round from west to north of the house, and are open to a south facing aspect and are predominantly a blank canvas for landscaping. With the gardens is a cherry tree and a magnificent willow tree. To the east of the house either side of the kitchen wing are two paved terraces, both providing areas for outside dining and entertaining. The courtyard to the south will be charming, with a completely sheltered area providing a sun trap, with further scope to landscape to personal tastes.

The gardens are bordered by either fencing, hedging or wall, and is a blank canvass that will respond well to landscaping to befit the quality of the house and the setting.
