Formerly part of Chartners Farm, the land is situated about 1.7 miles to north east of Hartfield with access off Butcherfield Lane to the north and direct access to Forest Way, a popular recreational path, to the south.

The land extends to approximately 93.7 acres in total and has primarily been used for arable cropping with some fields down to grass. The land is classified as grade 3 on the Land Classification Soil Series of England and Wales.
