Location

The Boutique is situated in the heart of the picturesque and highly regarded village of Cookham, which has a thriving community and is set within, glorious rolling countryside in a designated Area of Outstanding Natural Beauty. The village is situated on the banks of the River Thames and the Thames Path follows the river through the village, providing a scenic walk from Cookham to Marlow. Outdoor pursuits are numerous in and around the village, as are golf, football, cricket and rugby clubs.

There are three primary schools and three nursery schools situated in Cookham, with a comprehensive range of private and state schooling options in the area include Sir William Borlase's Grammar School, Beaconsfield High School, Eton, Harrow, Wycombe Abbey, Caldicot Preparatory School and some excellent schools in the Maidenhead, Marlow and Henley area.

Cookham is delightfully rural, yet perfectly positioned for access to both Marlow and Maidenhead where you will find a more extensive mix of bars, cafés and restaurants, as well as an eclectic range of local independent and national retailers.

For commuters, Cookham has a train station with a service to Paddington (via Maidenhead) in as little as 31 minutes, with an Elizabeth Line connection into central London from Maidenhead. The M40 and M4 motorways are easily accessible.

Description

With its central position in the heart of Cookham, there are many shops and services in the immediate area, just a short walk leads to the open green spaces of Cookham Moor and the Cookham Commons, protected areas of natural beauty.

The cottage is Victorian and converted from a former shop, with many original features remaining including the large front window, a former shop sign bracket, brick detailing and exposed beams. The interiors have been modernised and are mostly whitewashed, making the home easy to personalise by the new owner. The kitchen is a particular highlight and is very modern, with sleek cabinetry, a Rangemaster range cooker and stone-tiled floors, while the adjoining sitting room is 21ft long and has space for both a sitting area in front of the wood-burning stove and a dining area by the French windows leading out to the garden. Upstairs there are two good-size double bedrooms with built-in storage. The smaller bedroom to the rear is en suite while the principal bedroom, at the front of the house, has an adjacent bathroom which has been renovated.

The Boutique is situated directly on Cookham's delightful High Street, with excellent access to the village's array of shops and restaurants, as well as the station just over half a mile away. On-street parking is available locally.

The rear garden is tucked away and feels very private: walls and wooden panel fencing enclose a lawn, a lovely terrace for garden furniture, mature borders and a garden shed. At the rear there is a detached garden studio with glazed doors along the front. It has light, power and water, providing a useful utility area for laundry machines, and would make a fantastic home office, gym or additional living space.

Directions

From Cookham train station head east through the village and towards the high street, continue through The Pound and cross Cookham Moor. The Boutique will be found on the left-hand side opposite the garage.
