Roylan is located in the popular seaside village of Ferryside lying alongside the famous River Towy that flows out to Carmarthen Bay, in the historic county of Carmarthenshire in west Wales. The local scenery is stunning and for those that enjoy the outdoors, miles of coastal walks are on your doorstep. The village has a pretty beach to explore and enjoy, excellent fishing, summer ferry service to Llansteffan while also offering three café outlets and a hairdresser. There is also a local supermarket under construction on the square. The local community hub Calon y Fferi Community Centre is active and has many assets like an Art and Ceramic school, and environmental conservation group, local history groups, a computer repair facility and other outlets. The local ancient medieval church is open at St Ismael and there is a very active Sailing Club. There is well established hotel with indoor swimming pool (The Three Rivers Hotel).

Ferryside also offers a railway station with national railway connections including to Cardiff, Manchester and London. Good road routes provide quick access to neighbouring towns. Carmarthen and the A48 M4 link road that is only about 10 miles to the north. Swansea is about 24 miles to the south-east while Cardiff is about 76 miles to the south east.

Accommodation Ground Floor
The light conservatory at the front of the house provides a welcoming entrance that leads into the large sitting dining room at the centre of the house. This room has patio doors that open out onto the front terrace. A door leads off the sitting dining room to a useful ground floor bedroom/study overlooking the rear garden. A further set of double doors open off to the lounge area that overlooks the front garden and has river/bay views and patio doors to the front and a large decked patio area. This room also enjoys a cosy wood burning stove that provides a warm focal point. Adjacent to this room is a larger living room that provides further flexible reception room space.

An elegant staircase rises up from the sitting dining room to the first floor accommodation. The stunning principal bedroom suite is located on one side of the house and includes a breath-taking vaulted ceiling, visible roof timbers and A-frames, ornate stained glass window, store room, en suite bathroom and a French doors that open out onto a striking balcony area with canopy to enjoy the river, estuary and bay views. This room is certainly a place to escape to and relax in! Two further large bedrooms can be found on the first floor, again both having their own en suite bathrooms (one with a shower as well) and one with double French doors that open out to a Juliet balcony to appreciate the views.

Externally
The property enjoys pretty landscaped grounds and gardens that surround the house and include a gated gravel driveway with ample private parking area, lawned areas, mature trees, hedges, bushes, shrubs, flower borders, pond and numerous seating areas to sit and enjoy the views including a large elevated sun terrace to the front of the house.
