Location

A historic working harbour, three miles south of St Austell, Pentewan is a small coastal village dating back to medieval times. Many of the older buildings and the harbour are constructed out of Pentewan stone. These and the local church, completed in 1821, were built by Sir Christopher Hawkins as part of his long campaign to improve the village.
The village has a sailing club, two surf shops, two public houses, post office and several shops. It is also home to the five-star Pentewan Sands caravan and camping site, where several leisure facilities and eateries can be found.
There are several public footpaths including the Pentewan Valley trail, an old railway foot and cycle path which ends in St Austell. The Southwest Coast Path runs through the village over the hills, into the bustling fishing port of Mevagissey to the West and Charlestown to the East. There is also a public footpath across the fields to The Lost Gardens of Heligan, a wonderful place to visit.

There are a good range of schools locally such was Mevagissey Community Primary School, Sandy Hill Academy Primary with good and outstanding OFSTED ratings. Four miles away is Penrice Academy and 7 miles Truro School and prep, both rated Outstanding.

Description

Said to have been commissioned by a local sea captain in the 1930's, Beau Vista sits in an elevated position in an Area of Outstanding Natural Beauty.
Parking is found at the foot of a long-stepped path which leads to, passing a fig tree, the side terrace. Pausing beside a large original iron planter allows time to take in the breath-taking views towards The Heligan Estate to the West and Pentewan Sands to the South. Through the front door is a light and airy entrance hall with original terracotta and cream tiles and a beautiful archway leading to the stairs. Many original features can be found throughout the house. The kitchen/diner to the right boasts a large bay widow, again with impressive views and original stained-glass panels. There is a range of fitted kitchen units, including glazed cabinets, solid beech work surfaces and a Falcon Range Cooker. A small porch with side access to the terrace and a utility room, housing the washing machine and boiler can be found to the rear of the kitchen. There is also a decent size shower room.
The generous reception room to the left has two large windows, one a bay mirroring the kitchen, and an impressive Limestone fireplace with wood burner. A second door leads to the inner hall, off which is a versatile room, a fourth bedroom, second reception, playroom, or study. There is also a useful storage cupboard next to a shower room with walk in shower and an original pedestal wash basin.

First Floor
The turning staircase, past a long window overlooking the rear garden, leads to the landing on the first floor. Here you will find three large bedrooms all with views to the front, two with dormer windows, and the principal bedroom which has fitted wardrobes and a small balcony perfect for enjoying glorious sunsets. There is also a sizeable family bathroom, with wood panelling and Velux window, a separate cloakroom, and eaves storage. To the left of the stairs is a fully shelved walk in airing cupboard housing the water tank and access to more eaves storage.

Gardens and the exterior
The terraced garden to the rear is home to a plethora of flora and fauna, including two silver birch trees, many established shrubs, a small orchard, and an insect hotel. Once again, the uninterrupted views can be enjoyed from this elevated position.
The large southwest facing terrace to the front spans the width of the house, wrapping around one side, giving plenty of space for morning coffee, al fresco dining and evening aperitifs.

Directions

From St Austell head down to Pentewan through Pentewan valley, past Kingswood. Turn left by the convenience store and into the village. Pass over the bridge and on the bend turn left onto an unmade road. Past two cottages on the right, parking for Beau vista can be found to the left and the steps and pathway opposite, to the right.
