Dalriach House is situated a few metres from a beautiful stretch of the River Tummel which connects Loch Tummel and Loch Rannoch. With Glen Errochty to the north and Glen Lyon to the south, it is in the heart of highland Perthshire's most beautiful and dramatic countryside. The southern boundary of the Cairngorm National Park is only 7 miles north as the crow flies. The Queen's View, Ben Vrackie and Schiehallion are some local natural attractions, while picturesque towns such as Pitlochry, Aberfeldy, Kenmore are all within 15 miles. With so much dramatic countryside on the doorstep there is a huge range of outdoor activities available in the area from sailing at Loch Tummel Sailing club (6 miles), to skiing at Glenshee or Aviemore for the day (45 miles). There are any amount of walks locally, with one of the best being the glorious riverside just a few metres from the house.

Considering its rural location, the house is very well provided for locally. The House of Bruar (the 'Harrods of the North’) is 12 miles from the house, with a village shop, Post Office, medical centre and primary school 6 miles away in Kinloch Rannoch. Pitlochry and Aberfeldy (both about 12 miles) have supermarkets, professional services and a selection of independent shops and restaurants. Aberfeldy has an independent Cinema and Pitlochry has a Festival Theatre. Most major supermarkets deliver to the house.

The A9 at Pitlochry provides fast access north and south, while trains run regularly from Pitlochry to London and Inverness, including the famous Caledonian Express overnight train. Edinburgh is 85 miles away, St Andrews 75 miles, and Perth 42 miles. Private schools in Perthshire include Glenalmond, Ardvreck Preparatory, Strathallan, Morrisons Academy and Craigclowan, with Breadalbane Academy in Aberfeldy providing primary and secondary education.

Description

Standing near the base of Schiehallion and next to the River Tummel, the immaculately presented Dalriach House sits among dramatic Scottish scenery, surrounded by expanses of lawns, meadow, mature rhododendrons and picturesque woodland. Originally a hunting lodge, Dalriach dates from the 1700s and was substantially extended the 1890s by Sir Robert Maul, renowned for opening the first high-end department store in Edinburgh (later Frasers).

Dalriach faces south and strikes a commanding presence as a local landmark. Being centrally located within Scotland, Dalraich is ideally situated for access to the idyllic scenery of the Highlands and the west coast whilst also being within 85 miles of Edinburgh.

The front door opens to a broad tiled vestibule and then to a bright and generously proportioned reception hall. With its decorative plasterwork, painted panelling, wood burning stove, and double doors to the drawing room, the entrance hall is ideal for entertaining. Moving through the double doors, the drawing room is filled with light, with French doors providing access to the verandas on both the South and East aspect of the house. The elegant formal dining room, with its carved fireplace and Glen Tilt marble, also provides access to the gardens, creating a circular flow not often experienced in a country house. The dining kitchen, with its feature four-oven AGA and beautiful parquet floor, is fitted with oak units and has an adjoining pantry. The library is a cosy, bright room with large windows and a woodland aspect with a wood-burning stove. Beyond is a further sitting room fitted with bespoke timber cabinetry and an open fireplace. Tucked away in the rear of the property, further rooms include two larders with original cold slate shelves, a large laundry room, an additional WC, and a back-staircase to the first floor.

The grand staircase leading up from the entrance hall includes an inviting window seat at the half-landing. The luxurious principal bedroom suite includes a superb dressing room with bespoke floor to ceiling wardrobes and glorious dual-aspect views to the South and East. Outside
Stone pillars and wooden gates frame the entrance to a sweeping front driveway that winds through light woodland before pulling up in-front of the house. Two large verandas frame the outside of Dalriach, providing year-round sheltered seating to enjoy the grounds in all weather. Opposite the second entrance to Dalriach, a discreet path leads to the beautiful River Tummel.

Outbuildings
To the rear of the property a series of connected outbuildings are used as workshop, garden store, log store, old dairy room, and separate double garage.
Studio Workshop - the Bothy - currently used as a studio and games room, this former one bedroom workman’s cottage could be leveraged for multiple uses.

Bothy
A charming old stone bothy with whitewashed walls and a corrugated iron roof, is currently used as a hay-store and has lots of potential.

Directions

Heading north from Perth leave the A9 just north of Pitlochry and join the B8079. After about 1.5 miles turn left onto the B8019 and follow this road past the Queen’s View, along the north side of Loch Tummel until reaching Tummel Bridge. The entrance to Dalriach House is on the right-hand side about 1.2 miles after leaving Tummel Bridge on the road to Kinloch Rannoch.
