Location

Harehope Steading is situated in beautiful countryside, approximately 6½ miles to the north west of Peebles. Peeblesshire is one of the most beautiful and accessible parts of the Borders with rolling hills, farmland and woodlands. The area has particularly fine forestry, with the Royal Botanic Garden at nearby Dawyck being noted for its magnificent trees and shrubs. The attractive town of Peebles offers excellent local services with shops, professional services and supermarkets. It also has a secondary school.

While Harehope Steading enjoys a wonderful rural position, it is extremely accessible. Edinburgh is only 22.5 miles to the north and Glasgow 52 miles to the northwest. Edinburgh Airport has an increasing number of domestic and international flights and is 26 miles away.

The area is renowned for its outdoor activities. The River Tweed is the most prolific salmon river in Scotland and shooting can be arranged on nearby estates. There are golf courses at Innerleithen, Peebles and Cardrona. The Peebles Hydro, Cardrona Hotel and Stobo Castle all offer good leisure facilities and Glentress Forest is a fabulous facility for mountain bikers.

Description

Harehope Steading is a detached home set within a wonderful rural location in the Scottish Borders countryside. The house has spacious accommodation across two floors with spacious living accommodation on the ground floor and five bedrooms on the first floor. The house has two entrances, with the front door positioned to the south and the everyday door (back door) sitting on the east side of the house which opens into the boot room. The kitchen is dual aspect and has plenty of space for a dining table. It is fitted with a range of base and wall mounted units with an integrated breakfast bar. Appliances include an electric hob, microwave and AGA. Adjacent to the kitchen is the boot room and utility room and there is also a shower room at the back of the house. A central hallway has the stairs to the first floor as well as a guest WC. There is a modern family room with a wood burner and double doors to the garden. The sitting room also has a wood burning stove and has wonderful views over the gardens.

Off the spacious first floor landing are five bedroms. The principal bedroom is dual aspect and has an en suite shower room. The four further bedrooms are also doubles and share a generously sized family bathroom with shower.

Across the driveway is an old stone barn with a 4 bay stable and store room. There is a large floored attic which is useful for storage.

Around the house are well maintained lawns which are flanked by mature trees which are a haven for local wildlife. Beyond the gardens are woodland areas which extend to about 3 acres and also provide shelter from the prevailing weather. Beyond the woodland is a grass paddock which has a field shelter and extends round to above the house where there is a further outbuilding / shed.
