Location

Coddington is surrounded by stunning countryside on the eastern edge of Newark-on-Trent with amenities including a primary school, playground, two pubs and a community centre. There are further primary schools in the surrounding villages and schools including Sir William Robertson Academy in Welbourn (approximately 9.2 miles away) and Barnby Road Academy in Newark (approximately two miles away). Grantham (approximately 15.7 miles away) offers two excellent grammar schools and a range of high-quality primary and prep schools.

Newark-on-Trent has a hospital, superstores and other day-to-day amenities, with more extensive shopping and services found 18.2 miles north in the historic cathedral city of Lincoln, which provides many practical and cultural amenities including a comprehensive range of shops, restaurants, theatre, cinemas and highly regarded schools.

Rail stations in both Newark and Lincoln provide direct links to London Kings Cross with a journey time of approximately just over 80 minutes from Newark and just over 120 minutes from Lincoln, while the A17 and A1 are also easily accessible.

Built in 1872, The Old Parsonage is a fine country house of excellent character situated on the edge of the delightful village of Coddington, popular for its proximity to the countryside and commuter links with Newark and the A1. The house is tucked away off the leafy village road and well enclosed by generous gardens, which envelop the house on all sides. Much of its original features remain, including a pump within the garden, a Gothic arched entrance, sash windows and a stone mullion window with leaded stained glass, wood floors and beautiful fireplaces, though it should be noted that the house is not listed and as such a vast programme of improvements has been undertaken. This includes adding a conservatory and creating an annexe, as well as extensive cosmetic decoration throughout that is sympathetic to the age and character of the house.

The generously proportioned, detached house is elegant and grand, with excellent versatility throughout its accommodations. High ceilings, large windows and generous room sizes promote a feeling of light and space throughout the three reception rooms, plus a stunning conservatory to the rear which overlooks the magnificent gardens. The kitchen is open plan to a breakfast area, which is a stunning room with hand-painted cabinetry, the ubiquitous AGA with a companion oven and AIMS technology.
