Location

Rose Barn is a tucked away rural idyll. One of three barns nestled within the ancient landscape of Chimney Meadows, the Berks, Bucks & Oxon Wildlife Trust’s largest nature reserve in Oxfordshire, supporting all manner of wildlife. There are myriad bridleways and footpaths to explore and enjoy from the barn, including along the River Thames.

Bampton, four miles away, has a small supermarket, artisan coffee shop and bakery, three pubs, garden centre, two beauty salons and a doctors’ surgery. Witney, just seven miles away has two large supermarkets and more extensive shopping facilities.

There is a wide choice of highly regarded schools within easy reach with St Hugh’s prep school and Cokethorpe School being only five and six miles away respectively. There are primary schools in Aston, Bampton and Buckland.

Description

Approached through a delightful, enclosed courtyard garden, the front door opens to an entrance hall with all rooms leading off. The hall opens directly to the large sitting/dining room with its central fireplace with wood burning stove and full height windows and glazed doors to the southern aspect of the courtyard garden. The dual aspect kitchen/breakfast room features painted wood units beneath wooden worktops with a range cooker and generous breakfast bar. French doors open directly to the garden. Opposite is a good sized boot room with ample storage and a utility cupboard beside. To the western side of the barn are three bedrooms, two with en suite facilities and a family bathroom. To the easterly side of the barn are a further two bedrooms which share a jack and jill bathroom.

Outside
The rear garden, accessed via French doors from the kitchen, wrap around two sides of the barn, with views out over the nature reserve, towards the river.    The beautifully landscaped courtyard garden to the front, features herbaceous beds, a large wooden pergola with stone terrace beneath, and an informal seating area accessed from the sitting/dining room.

A quirky shepherd’s hut style shed, open to one side, housing a freestanding tin double ended slipper bath, creates the opportunity for indulgent and luxurious open air bathing.

To the front of the property there is ample parking.

Directions

From Oxford take the A420 towards Faringdon. After approximately 13 miles turn right to Bampton. Continue over Tadpole Bridge and turn right after about half a mile. Take the next right hand turn. Upon reaching Chimney continue round a sharp right hand bend. Pass Chimney Farm Cottages on the left. At the ‘private’ sign turn right into the drive to the barns.
