Location

Mill House is situated in a lovely elevated position with far reaching rural views on the edge of the small hamlet of Burgh.   The neighbouring village of Grundisburgh, 0.5 mile to the south, offers a good range of shops, public house and other amenities. Burgh is set to the north west of the appealing market town of Woodbridge (3 miles) one of the most sought-after towns in Suffolk which offers better than average shopping, educational and recreational facilities. Ipswich (6 miles), the county town, has a direct train service to London's Liverpool Street station.

Description

Believed to date from the early Victorian era, Mill House is a lovely country house with light-filled accommodation. There is an impressive former windmill within the grounds which is believed to date back to 1847 and is Grade II Listed. The house is constructed from white and red brick under a pitched slate roof with part rendered elevations. The well-proportioned accommodation is enhanced by many fine features such as skirting boards, picture rails, panelled doors with carved surrounds and open fireplaces. The former windmill is on seven floors and has an attached former mill cottage and engine house, this has been used as a home office and a playroom. From the very top there are superb far reaching views.

The detached three bedroom cottage is located just to the side of the house and is currently divided into a self-contained one bedroom cottage, let out on an assured short hold tenancy, and the other half used for guest accommodation with the main house.

Outside
The house is approached through decorative iron railings over a gravel drive leading to a parking area. There are mature and well stocked partly walled gardens surrounding the house with herbaceous borders, pond, mature trees, hard tennis court and wide areas of lawn. A secondary drive leads to the equestrian part of the property. There is a stable yard with 11 loose boxes, tack room, two large barns both measuring approximately (60' x 30') and an all weather outdoor arena.

Directions

From Ipswich take the A12 towards Woodbridge at the second roundabout on the Woodbridge bypass to left by the Dobie's garden centre onto the B1079 signposted Grundisburgh and Hasketon. Continue to Grundisburgh and on the first sharp left-hand bend after the village turn right and proceeded up a small lane. The entrance to Mill House will be seen on the left-hand side at the top of the hill.
