Dalvennan is situated within East Ayrshire, on the west coast of Scotland, within close proximity to the villages of Patna, Kirkmichael and Dalrymple and about 10 miles south of Ayr. The area is renowned for its active farming community, as well as its country sporting and leisure opportunities.

The property enjoys an accessible position within the Ayrshire countryside, surrounded by picturesque farmland and forestry which provides amenity, privacy and shelter. Local services are available in Patna (2 miles) which has a Post Office and primary schools, whilst Kirkmichael (3 miles) and Dalrymple (4 miles) also have local shops and reputable pub/restaurants. Description

Dalvennan Farm has until recent years been traditionally farmed with a beef and sheep enterprise. It sits conveniently to the side of the public road leading from Patna to Kirkmichael with outstanding countryside views. The farm extends to about 221 acres being a mixture of good pasture/mowing land, an area of green hill and a small fishing loch.

The farmhouse is of traditional stone and slate construction and is thought to date from the mid-19th century. The accommodation is arranged over two floors and would benefit from a programme of modernisation. The farmhouse forms the southern elevation of a traditional U shaped courtyard and is accessed from within the courtyard where there are two external doors or via a front door in the garden. The accommodation is shown on the accompanying floorplans. All principal bedrooms and the living room have south facing views across the valley.

The traditional buildings within the courtyard provide good privacy and extensive parking to the farmhouse. They are used mostly for workshop space, miscellaneous storage and garaging, but could be redeveloped to create additional accommodation or office space, subject to obtaining the appropriate consents.

The modern farm buildings at Dalvennan are designed so that minimal labour is required on the farm. Presented contiguously as though under one roof, they are sub-divided into cow cubicle places with feeding barriers, a covered midden and general storage areas with easy access for machinery.

The farmland extends to about 221.14 acres (89.50 hectares) across 11 enclosures, rising from 95m above sea level to 185m on top of the hill. The fields are currently all down to grass with the exception of approximately 16.56 acres (6.70 hectares) of amenity woodland, hedgerows and shelter belts. The land is classified as predominantly Class 4 by the James Hutton Institute, being land capable of producing a narrow range of crops.
