Description

The land is situated below the southern border of the historic market town of Barnard Castle along the bankside of the River Tees. Roughly divided into two parcels, the land is mainly bound by trees and hedgerows beyond which lie playing fields to the north. The River Tees frames the southern flank which is interspersed with mature trees and shingle beach providing approximately 567 metres of shoreline, creating an idyllic setting with varied appeal. A woodland coppice forms the western boundary of the land where a public footpath crosses east to west/ east to north.

Remnants of a substantial stone barn lie in the eastern quarter of the land besides which runs a watercourse that descends north to south feeding into the river. The land benefits from excellent road access and is located in a picturesque setting ideal for agricultural and equestrian purposes or for those with conservation interests.

The land is classified as Grade 3 under the Agricultural Land Classification, with soils from the Wick 1 series, a well drained coarse loamy and sandy soil. The land slopes on a southerly decline towards the river and stands between 130-140 metres above sea level. Strategically positioned on the outer perimeter of Barnard Castle, the land has obvious potential for further enhancement with significant amenity, biodiversity and environmental opportunities.
