Land for redevelopment sale, the existing buildings are sold as-is. The buyer will be responsible for obtaining the necessary permits for demolition and will bear the associated costs.

The current zoning is C1-427 (commerce de quartier). However, recent communications with the city have indicated that it is open to modifying the urban planning and zoning regulations to allow for medium residential density.

All tests and inspections will be at the buyer's expense.

The seller will provide the certificate of location in their possession. Any new certificate of location will be at the buyer's expense.

Since the buildings are to be demolished, the parties will agree on the inclusions and exclusions during negotiations.
